Scion is paving a path in student living and we’re seeking a talented Senior Financial Analyst to join us in executing our vision. We seek a dynamic and analytical individual to join our Advisory Services team, focusing on financial modeling for student housing projects. This role requires expertise in developing and analyzing financial models, with an emphasis on structuring and evaluating Public-Private Partnerships (P3s) and higher education institutions’ housing or auxiliary financial models. Familiarity with real estate transactions is highly preferred.

Your Responsibilities
Primary
- Financial Modeling: Develop and maintain complex financial modeling from stand-alone student housing developments to comprehensive campus housing systems, incorporating factors such as debt service/debt service coverage, occupancy rates, rental revenue, capital costs, operating expenses, and financing structures.
- Project Financing: Explore and evaluate alternative financing methods and innovative deal structures. This includes combinations of debt, equity, tax-exempt financing, lease agreements, and hybrid models to meet specific project needs and institutional objectives.
- Project Pro Formas: Review and critique developer pro formas to ensure accurate projection of costs, revenues, and returns. Identify potential risks and opportunities for improvement and optimization within the pro forma structure.
- Transaction Structuring: Develop, analyze, and recommend transaction structures for student housing projects, focusing on P3s and other financing methods. Collaborate with clients and stakeholders to structure deals that balance institutional goals, financial viability, and risk mitigation. Relationships with capital markets is a plus.
- Stakeholder Engagement and Communication: Facilitate discussions between higher education institutions, developers, investors, and legal teams to align transaction structures with the needs of all parties. Present financial models and transaction options in clear, concise formats to non-financial stakeholders.
- Higher Education Focus: Collaborate with higher education institutions to understand their specific financial and operational needs, particularly related to student housing and auxiliary services. Provide tailored financial models and solutions that align with institutional goals.
Secondary
- Market and Feasibility Analysis: Integrate data from Scion Advisory Services feasibility studies to financial models to support decision-making on housing projects. This includes analyzing market demand, pricing, and competitive landscape.
- Report Preparation and Presentation: Prepare detailed reports and presentations that outline transaction structures, financial models, and recommendations. Present findings and recommendations to clients, senior management, and other stakeholders.
- Collaboration and Support: Work closely with senior consultants and project managers to support project delivery and ensure client satisfaction.

Qualifications
- Bachelor’s degree in finance, economics, business, real estate, or a related field; MBA, MRE, or advanced degree preferred.
- 3-5 years of experience in financial modeling, project financing, or real estate development, with a focus on student housing or higher education (preferred).
- Strong proficiency in financial modeling and analysis tools (e.g., Excel, financial software).
- Familiarity with developer pro formas, project financing methods (including P3 structures), and real estate development processes.
- Experience working with higher education institutions or knowledge of housing/auxiliary financial models within a university setting is highly desirable.
- Excellent analytical, problem-solving, and decision-making skills.
- Ability to align and reconcile conflicting data from diverse sources, draw conclusions and make recommendations.
- Strong written and verbal communication skills, with the ability to present complex information to non-financial stakeholders.
- Willing and able to travel about 30%, paid by the company.
