What You Can Expect Working in the Senior Financial Real Estate Analyst Position
As a Senior Financial Real Estate Analyst, the role involves dynamic, data-driven responsibilities including conducting detailed financial analyses and collaborating with various internal teams. The day typically begins with reviewing financial reports and market trends, followed by performing in-depth scenario analysis to provide actionable insights and optimize real estate investments. This position requires close collaboration with departments such as the Real Estate Team and Leadership ensuring alignment across all functions to support company goals. It adds significant value by driving informed decision-making through comprehensive financial modeling and analysis, ultimately optimizing project outcomes and enhancing investment performance. Additionally, the role involves interaction with external stakeholders, including real estate brokers, property managers, and financial institutions, to gather data and insights essential for effective analysis and strategy development.
Responsibilities
- Prepares and analyzes cash flow projections to identify potential liquidity issues and opportunities for optimization, ensuring timely adjustments to maintain financial stability.
- Creates and updates pro forma financial statements for new and ongoing real estate projects by incorporating key assumptions, market data, and investor return metrics, ensuring projections align with financial goals and expected investor returns.
- Maintains and updates financial models for real estate developments and companies, reflecting the latest data, assumptions, and investor return scenarios. Continuously assess and adjust models to optimize investor returns and project profitability.
- Develops and manages budgets for various real estate projects and companies, ensuring accuracy and alignment with business objectives to support effective financial planning.
- Conducts scenario analysis and ad hoc financial analyses as requested, providing actionable insights to support strategic decision-making and optimize project outcomes.
- Assists in the preparation of financial reports and presentations for senior management and stakeholders, delivering clear and accurate information to facilitate informed decisions.
- Collaborates with various departments and external stakeholders to gather data, validate assumptions, and ensure consistency across all financial analyses, fostering alignment and efficiency.
Minimum Qualifications
- Bachelor's degree in Finance, Real Estate, Business, Accounting or a related field and 6+ years of experience in financial analysis within a real estate environment or a related field; or the equivalent combination of education and experience.
- Strong understanding of financial statements, particularly cash flow statements.
- Experience in cash flow projections, budgeting, and scenario analysis.
- Proficiency in financial modeling and the ability to manage complex Excel models.
- Proven experience in reporting, forecasting, analyzing financial information, driving process improvements, and contributing to financial planning activities.
- Excellent analytical skills with keen attention to detail, ensuring accuracy in financial analysis and reporting.
- Strong problem-solving abilities, with the capacity to identify issues, analyze data, and provide sound recommendations.
- Effective communication skills, both written and verbal, enabling clear presentation of financial insights and recommendations to stakeholders.
- Ability to manage multiple tasks and projects simultaneously.
Preferred Qualifications
- Experience in financial analysis for large-scale real estate developments or complex real estate portfolios.
- Understanding of real estate incentives and how they impact financial analysis and project planning.
- Experience in managing or coordinating financial aspects of real estate projects, including timelines, budgets, and resource allocation.
- Experience in strategic planning and long-term financial forecasting within the real estate sector.
- Experience with data visualization tools like Tableau, Power BI, or similar.
