Job Summary
The Sr. Financial Analyst, Property Tax is responsible for providing research, analysis, reporting and development to support the Property Tax Department, overseeing a portfolio of 80,000+ single family rental properties. This position reports to the Director, FP&A and Property Tax or above.
Essential Job Duties And Responsibilities
- Perform monthly property tax tasks including property tax accruals, allocation of refunds, Real Estate tax payments and maintenance of property tax GL's impacting company financial statements.
- Preparation of monthly and quarterly property tax expense review, quarterly reforecasting, annual budgeting, and cash forecasting.
- Perform reconciliations of budget/reforecast vs. actual results, identify primary drivers of variances, and explain findings succinctly to others.
- Support all financial property tax activities, including Excel modeling and weekly, monthly, quarterly, and annual report generation.
- Maintain a thorough understanding of company’s financial information systems including the ability to make inquiries for data.
- Analyze data and identify trends and key findings in both qualitative and quantitative data sets from various systems, including Yardi, the Company's internal Enterprise Data Warehouse, Salesforce, Anaplan and various other systems.
- Provide backup to accounting and internal audit when required.
- Analyze and prepare recommendations for improving property tax processes.
- Perform other duties as assigned.
Educationand/or Experience
- Bachelor’s degree in Accounting, Real Estate, Business, Economics, Mathematics, or a related field
- 0 to 4+ years of professional work experience in property tax; Single family preferred
- 2 to 4+ years of experience in extensive, detailed data analysis and reporting
Required Licenses Or Certifications
- Current driver’s license and automobile insurance
Skills/SpecializedKnowledge
- Comprehension of federal fair housing laws and any applicable local housing provisions
- Firm understanding of GAAP accounting and budgeting regarding property tax
- Knowledge of current single-family assessment practices
- Proficiency utilizing Outlook, Microsoft Word, PowerPoint, Excel, and basic OS tools
- Experience utilizing Yardi or similar property management software
- Ability to interact effectively with tax assessors/collectors and other internal departments as issues arise
- Excellent customer service and interpersonal skills; ability to relate to and get along with others
- Professional verbal and written communication skills
- Ability to facilitate presentations or speak in public to large groups of people
- Strong organizational and time-management skills
- Ability to multi-task and maintain flexibility and creativity in a variety of situations
- Ability to analyze and resolve complex problems
- Ability to perform intermediate mathematical functions

- Ability to maintain confidentiality

Physical and MentalDemands
This position will spend long hours sitting and using office equipment and computers. The position may also entail light lifting of supplies and materials occasionally, up to and including 20 pounds in addition to reaching, stooping, standing, and walking. Salary Range
$61,650.00 - $106,860.00
