Assistant Property Manager

Description
The Assistant Property Manager assists with activities to achieve budgeted leasing, occupancy and financial goals. The Assistant Manager is also responsible for being familiar with the Company and its properties and for training staff on these topics. Every team member is a brand ambassador and must be well versed in Company history and culture.
Key Responsibilities
- Cultivate a professional, friendly and supportive atmosphere
- Help to ensure team members understand and promote corporate goals, core values and departmental responsibilities detailed in the Company org chart and Employee Handbook
- Promptly address and resolve residents’ concerns in a first-class manner that is consistent with guidelines established by Comstock Executive Team
- Assist with the preparation of the property’s annual business plan and oversee daily activity to achieve budgeted leasing, occupancy and financial goals
- Assist in the preparation of monthly financial reports including completing variance reports, monthly market analysis, financial accruals and property performance summary
- Manage the property Accounts Receivable, delinquent accounts, and legal proceedings
- Ensure property ledgers and lease files represent company policy, and will aid the successful daily operations of the property
- Check property accounts for accuracy, making adjustments as necessary in accordance to the Apartment Lease Contract and company policy
- Provide daily, weekly or monthly activity report as required by supervisor and Comstock Executive Team
- Assist maintenance operations by partnering with Property Manager and maintenance team to maintain property’s curb appeal and assess possible maintenance issues, while ensuring that all manufacturer’s recommended routine maintenance (as well as Comstock required maintenance) is completed in a timely fashion
- Assist with the onsite leasing process and ensure that proper policies and procedures are being followed by the on-site leasing team
- Work closely with the Property Manager to ensure all on-site staff are properly trained to operate all facility systems and to identify necessary service needs
- Work closely with Comstock Marketing team to ensure that all marketing standards and brand standards established by Property Manager and SVP Marketing are understood by all property staff members and are strictly adhered to
- Assist the Property Manager and Comstock Marketing Department to develop and implement marketing plans, schedules and budgets while ensuring all marketing initiatives of property management team adhere to standards established by Comstock’s SVP Marketing
- Manage directional sign vendor relationship to ensure temporary directional signs are properly installed in all established locations and on approved schedules/budgets
- Ensure that the assigned property is compliant with Company’s policies and procedures, along with state, local and federal laws and regulations including Fair Housing, Americans with Disabilities Act, Fair Credit Reporting Act and employment law
- Perform other duties as assigned
Qualifications
- High school diploma or equivalent is required. College degree preferred
- 4 years of progressive experience in the property management industry with at least two years at a Residential “Class A” apartment building
- 1 years of supervisory experience with demonstrated ability to manage and motivate a team effectively
- Must be able to work weekends
- Proven experience with and solid understanding of financial statements, general accounting principles, budgeting, etc.
- Understanding of federal fair housing laws and any applicable state and local laws and regulation for property management
- Proficient knowledge of Microsoft Office/Suite, and any other software program identified as standard
- Experience with Yardi Voyager/ Yardi Voyager Plus or other similar system such as MRI
- Experience managing rents using a price optimizer such as LRO or Yieldstar
- Experience handling conflict resolution
- Must be highly credible and trustworthy, and operate with high degree of integrity
