Job Description
REO Specialists will be responsible for assisting the REO Supervisor in managing and disposing of single-family homes (1-4 units) Real Estate Owned (REO) and custodial properties through listing, marketing, and selling REO Disposition properties. Properties may be disposed of through Sealed Bids or Auction processes. REO Specialists must work well with real estate agents, appraisal companies, title companies, attorneys, and closing agents to ensure properties move through the disposition process smoothly. Responsibilities include, but are not limited to:
- Oversight of disposition vendors, including training, updating the system of record with daily information, and issuing work orders for services.
- Ensure high quality of vendors are selected for work assignments based on previous work quality and vendor scorecards.
- Work closely with the REO Supervisor to resolve escalated issues or concerns.
- Compile client-required reporting with the REO Supervisor.
- Experience working with HOAs, Code Compliance, and law enforcement, if necessary.
- Prepare Foreclosure Bids for Foreclosure Sale.
- Assign recurring and one-time work orders for inspection reports and property appraisals.
- Assign properties for eviction processes, if needed.
- Assign properties to Listing Broker/Agents for marketing and sale of properties.
- Monitor progress of marketing through closing to ensure timely sales.
- Interact with the REO Supervisor to ensure overall cost efficiency with the marketing and sale of assets within their portfolio.
- Review sale offers, counter offers, seek approval acceptance of contracts and/or negotiations, and assign property to closing agents/attorneys for closing processes.
- Work with local realtors as needed to meet client needs.
- Work with closing agents and/or attorneys to ensure timely closings.
- Assist with curative title issues as needed.
- Excellent communication skills, including professional verbal and written communication, and instant messaging with teammates.
- Above average computer skills in a proprietary software environment, TEAMS, Microsoft Office (Outlook, Word, Excel, SharePoint, PowerPoint).
- Ability to meet hard deadlines and work in a fast-paced environment.
- Attention to detail is a must; a background in title closing, title curative resolution, reviewing surveys, and reviewing appraisals is helpful.
- Ability to review contracts and work closely with title agencies, attorneys, and real estate agents.
- A background in identifying title curative issues.
Qualifications
- Must pass pre-employment screening and undergo government suitability investigation.
- 2+ years of real estate, title escrow/closing agent, or property management experience is preferred in a similar work environment (government contractor).
