Financial Analyst, MBA - Chicago, IL
Responsible to conduct full due diligence and analysis on the financing of properties (all property types).
May be responsible for one or more of the following:- Analyze and evaluate rent rolls and operating statements of properties being considered for financing to determine feasibility and valuation.
- Maintain a primary focus on residential, office, industrial and retail projects – both new construction and existing assets.
- Prepare pro forma statements and projections which accurately reflect past history of properties, as well as current and projected future market conditions.
- Prepare financial models in Excel and Argus for clients which outline valuation and pricing structures.
- Research, analyze, and evaluate market feasibility for various real estate transactions.
- Manage the preparation of detailed equity and financing request packages and capital sources.
- Review and summarize tenant leases and articulate issues/concerns in a clear and effective manner.
- Convey all particulars of a transaction (financial projections, market and location issues and tenant analysis, etc.) in formal written format, for financing packages presented to clients.
- Assist in the preparation of financing packages.
- Assist in conducting site inspections for loan servicing properties.
- Prepare debt sizings, prepayment/defeasance calculations.
- Develop and maintain working relationships with industry professionals.
- Coordinate closing process to ensure that client and all parties are working together in an efficient manner to meet closing deadlines.
- Update various lender lists.
- Respond to lender requests/questions.
- Contact appraisers, brokers, and research firms to obtain real estate comparable information.
Minimum Requirements:
- Bachelor Degree; Business or Finance preferred.
- 2+ years of real estate experience.
- Knowledge of local commercial real estate markets preferred.
- Advanced knowledge of Microsoft Office Suite and Argus (or other discount cash flow program).
- Strong organizational skills with the ability to prioritize and manage multiple projects in a timely and thorough manner.
