JOB SUMMARY:
The goal of the Asset Management Department is to contribute to FFO growth by maximizing property values and investment returns for each asset by fulfilling its highest earning potential, reducing expenditures, identifying the most consistent and highest use, and mitigating liabilities and risks. The Asset Management Senior Analyst will play a key role supporting the team with a primary focus on reporting, gathering, and analyzing data to underwrite capital projects and develop strategies for each asset.
WHAT YOU WILL DO:
- Support the Asset Management team in reporting, analyzing, and forecasting property financials.
- Develop and maintain PowerBI models and dashboards to support capital allocation decisions.
- Work with business/end users to gather requirements for BI reports and dashboards.
- Support the Asset Management team in synthesizing data for strategic asset plans.
- Create capital investment financial models and assist in underwriting revenue generating projects.
- Prepare recurring and ad-hoc reports and presentations for senior management.
- Build working relationships with internal departments to ensure key objectives are achieved.
- Collect and analyze market data and prepare market analyses.
WHAT YOU WILL NEED:
- Bachelor's degree from four-year college or university in real estate, finance, accounting and/or economics required.
- Minimum 1-3 years of experience in real estate, financial planning & analysis, and BI reporting is preferred.
- Experience in multifamily real estate is highly preferred.
- Proficiency in creating and analyzing complex pivot tables for data reporting and insights.
- Experience with power query, DAX functions/formulas, data modeling, and basic understanding of relational databases is preferred.
- Experience using spreadsheet programs (including Microsoft Excel) and presentation programs (including PowerPoint).
- Strong financial literacy with the ability to interpret and analyze income statements, balance sheets, and other financial documents.
- Advanced Excel modeling skills, including financial projections and scenario analysis.
- Proficiency with Microsoft Office applications required.
- Detail-oriented, analytical and problem-solving skills.
- Strong written and oral communication skills, interpersonal skills, and ability to work with others.
WHAT THE JOB REQUIRES:
- Operates in a fast-paced work setting. Requires the ability to multitask and adapt quickly to changing priorities. May involve tight deadlines and high-energy work situations.
- Work is primarily conducted in an office setting. Requires sitting at a desk or workstation for extended periods. Involves the use of standard office equipment such as computers, phones, and printers.
- Requires the ability to work Monday through Friday. Entails in-person office requirements for a minimum of 3 days per week: Mondays, Tuesdays, and Wednesdays, located at Essex's corporate offices in Irvine, Woodland Hills, San Mateo, and Bellevue.
- Requires the ability to sit or stand for extended periods. Minimal physical effort in the day-to-day tasks.
- Regular travel to various locations for meetings, projects, client visits, or on-site work.

The salary range for this position is $88,000.00 - $132,000.00 per year. New hires generally start between $88,000.00 - $110,000.00 per year. The final salary offer will be determined after reviewing relevant factors, including but not limited to skill sets; relevant experience; internal equity; and other business and organizational needs.
This role is also eligible to participate in Essex’s discretionary Annual Bonus program that is commensurate with the level of the position.
