Alliance Housing Inc. makes it possible for individuals and families to create homes for themselves, regardless of income and background, by developing and managing housing that is inclusive, affordable, relational, and flexible. Alliance Housing was born out of the vision of St. Stephens’ Catholic Church and emergency shelter staff and residents who wanted to create tangible, long-term housing solutions for homeless families and individuals. The organization was incorporated in 1991 and took advantage of vacant and available properties at low cost in South Minneapolis. Alliance continues to honor its history by developing housing solutions for homeless, poor, and other individuals shut out of market opportunities.
Position Summary:
Assist with all compliance and back room support functions to enable professional and effective property and asset management of Alliance Housing’s scattered site rental property.
Essential Position Responsibilities:
- Collect, deposit, and record rent payments in PropertyWare and for tenant and accounting records. Manage weekly bank deposits.
- Process invoices for payment and identify any unusual trends in utilities or other expenses for maintenance follow-up.
- Request and manage referrals through the Coordinated Entry referral system.
- Hold weekly tenant office hours.
- Ensure compliance with all funding sources for Alliance Housing scattered site properties is professional, timely, and builds Alliance Housing’s reputation in the industry as an effective niche housing developer/manager.
- Work closely with Property Manager and Director to ensure procedures and practices are consistent.
- Maintain tenant files that document all necessary income and asset information, signed releases and notifications, and history of lease and other communication.
- Assist Property Manager with completing annual income and asset re-certifications for tenants.
- Assist Property Manager with lease-up process including eligibility, move-in documentation, and tours.
- Provide callers with information about vacancies and tenant application process.
- Return voice messages from Property Management and Maintenance telephone lines.
- Assist Property Manager with appropriate tenant notification for inspections and repairs.
- Complete Maintenance Work orders and assist Property Managers with Vendor scheduling.
- Draft correspondence to tenants.
Required Education/Qualifications:
- AA degree preferred and/or 1-3 years of related work experience.
- Strong communication skills; verbal and written.
- Strong emotional intelligence that enables positive interaction with persons of all backgrounds, abilities, and moods.
- Strong attention to detail skills and ability to organize tasks and projects to meet deadlines and compliance requirements.
- Proficiency with MS Office Suite (Word, Excel, Outlook), database, and web-based software.
- Ability to work independently and as part of a team.
