Job Title: Property Accountant
Salary Range: $65,000 - $85,000 annually
Type: Exempt, Salaried
Location: Denver, CO (On-Site, 865 N Albion Street, Denver, NM 80220)
Position Objective:
The Property Accountant will be responsible for overseeing the full-cycle accounting operations related to the company’s properties, ensuring accurate financial reporting and compliance with relevant accounting standards. This role will encompass managing accounts payable and receivable, lease accounting, sales tax preparation, and fixed asset management.
Major Functions:
Accounts Payable
- Process invoices and vendor payments accurately and efficiently as it relates to rent, utilities and CAM charges, adhering to established payment schedules.
- Maintain detailed records of all transactions and ensure proper documentation for audit purposes.
- Monitor cash flow projections to optimize payment timing and maximize working capital efficiency.
Accounts Receivable
- Proactively communicate with tenants and landlords regarding billing inquiries and payment discrepancies, fostering positive relationships.
- For our leased properties, track tenant improvement allowances and landlord deposits from start to finish, including depositing of checks.
- For properties we lease, analyze lease agreements to ensure accurate billing and reconciliation of tenant accounts.
- Implement and enforce late payment policies to minimize delinquent accounts and mitigate financial risks.
Lease Accounting and Financial Reporting
- Collaborate with property management teams to ensure timely and accurate recording of lease transactions in accordance with ASC 842 standards.
- Conduct regular reviews of lease agreements to identify potential lease modifications and adjustments.
- Prepare comprehensive financial reports, including income statements and balance sheets, to provide insights into property performance and profitability.
- Maintain reconciliations for rent, lease accounting and fixed assets, including construction in progress.
Sales Tax Compliance
- Assist in the preparation of sales tax returns and respond to inquiries from tax authorities in a timely manner.
- Assist with registering and closing sales tax licenses as needed in the course of business.
- Stay updated on changes in sales tax regulations and implement necessary adjustments to ensure ongoing compliance.
Education and Experience:
- Bachelor's degree in Accounting, Finance, or related field, demonstrating a solid foundation in financial principles and practices.
- 2-5 years of progressive experience in accounting, with a focus on property accounting or real estate finance preferred.
- Must be at least 21 years of age.
- Ability to obtain and maintain an active MED badge in the state of Colorado.
- Familiarity with ASC 842 Lease Accounting standards and experience in lease administration.
- Knowledge of banking systems, including ACH and wire transfers.
- Strong analytical skills and attention to detail, with the ability to accurately interpret complex financial data.
- Excellent organizational and time-management abilities, capable of prioritizing tasks effectively in a fast-paced environment.
- Effective communication skills, both verbal and written, enabling clear and concise interaction with internal stakeholders and external parties.
- Demonstrated problem-solving skills and the ability to exercise sound judgment in resolving accounting issues and discrepancies.
- Commitment to continuous learning and staying updated on industry best practices and regulatory changes.
