Position Title: Property Manager
General Description:
The Property Manager is responsible for the overall operations of the property. Primary duties include ensuring efficient operations through overseeing lease administration and collections, vendor contracts and maintenance, invoice approval, accounting review, and assisting in the preparation of monthly reports.
The ideal candidate will have five years’ experience with a commercial property management company as well as Yardi Voyager experience and is a team player that has a strong value for providing exceptional customer service, balanced with a broad administrative foundation, keen eye for details, well organized, consistently meets deadlines and enjoys handling multiple projects at one time.
Specific Duties and Responsibilities:
- Enter leases into Yardi.
- Review monthly rent roll.
- Schedule and attend move-ins and move-outs with renovation and remodeling of tenant spaces, particularly with respect to new tenant move-ins. Coordinate with tenants as necessary as well as process the move-out accounting in Yardi.
- Update the digital directories using the cloud-based system.
- Process access cards and parking permits using KEW forms.
- Review monthly O/E billing and late fees reports.
- Assist in rent collections, including following up on delinquencies, preparation of late notices and assessment of late fees. Track late payments and 3-Day Notices.
- Assist with monthly tenant appreciation drop-offs.
- Respond to emails and phone calls in a timely manner.
- Assign and input any maintenance Work Orders in Yardi to the applicable Building Engineer. Receive and act on all complaints and services from tenants at assigned properties.
- Attend monthly property inspections.
- Review security camera photos & videos.
- Input tenant and vendor insurance.
- Review and code invoices in Yardi.
- Review property general ledgers on a quarterly basis for any discrepancies and changes needed.
- Help obtain and calculate annual large expense amortizations.
- Assist with preparation of annual budgets and CAM reconciliations.
- Assist in the preparation of monthly reports as requested.
- Other duties as assigned.
Knowledge/Skills required by the job:

Difficulty:
- Complexity – dealing with difficult tenants, cooperating with many different personalities, multi-tasking because of interruptions.
- Scope and Effect: requesting and learning job priorities, understanding the big picture and the effects and job descriptions of others, reactions to emergencies following guidelines.

- Personal Contacts – all staff
- Purpose of Contacts – transfer information, clarify direction, inform of emergencies to Senior Managers.

- Physical requirements – hearing, visual, manual dexterity, access to high and low files
- Work Environment – presents professional look and sound for tenants, vendors, and customers.
Title of the person to whom this Position Reports: Vice President
Qualifications – Minimum Required:
- Education – High School diploma or GED, some college preferred
- 5+ years of related commercial real estate experience required.
- Experience or background in accounting desired
- Experience – computer processing & spreadsheets, phones, problem solving.
- Strong organizational skills.
- Time management.
- Ability to prioritize workload.
- Attention to detail and accuracy.
- Valid driver license and insurance.
- Basic understanding of commercial leases.
- Strong customer service/tenant relations skills.
- Strong communication skills (oral and written).
- Transportation for Monday through Friday 8 a.m. to 5 p.m. hours.
Job Type: Full-time
Pay: $65,000.00 - $90,000.00 per year
