Position Summary:
Landsea Homes is seeking an intelligent and ambitious individual interested in an exciting and challenging position as a Land Analyst. This position will assist in the management and analysis of all projects related to the land acquisition process.
Primary Responsibilities:
- Develop and maintain a comprehensive tracking system for all prospective land leads, letters of intent (LOIs), and projects under contract.
- Oversee community information management and dissemination throughout the project's lifecycle.
- Generate and distribute reports on deal status, including weekly Acquisition Summaries and Cash Flow.
- Underwrite new projects in accordance with corporate guidelines and maintain due diligence materials on the company server.
- Conduct pre- and post-contract due diligence, complete checklists, and perform soft cost budget analysis (e.g., property taxes, HOA funding, title fees) and lot cost calculations.
- Coordinate with various departments to underwrite expenditures and budgets, ensuring compliance with corporate guidelines.
- Engage with state, county, and city officials, consultants, and engineers to ensure compliance with all governmental regulations and due diligence requirements.
- Research and facilitate market studies, including comparative market analysis, price positioning charts, and Zonda for new acquisitions.
- Assist Corporate Finance with reporting on Acquisition materials and checklists for Land Banking.
- Prepare Letters of Intent, Executive Summaries, Investment Committee Packets, and facilitate Project Turnover meetings.
- Coordinate contracts and due diligence matters with Title, Consultants, and Legal Counsel.
- Attend mandatory division meetings and perform site visits for new acquisitions during due diligence.
- Conduct regular site visits and perform due diligence on new acquisitions.
- Assist with additional projects as assigned by Land Acquisition team.
Qualifications:
- Bachelor’s degree in Business, Finance, or a related field, with experience in underwriting Pro Formas and analyzing key metrics.
- Proficient in Microsoft Office (Excel, Project, Access) and knowledgeable in residential real estate databases (e.g., Meyers data, Zonda, MetroStudy).
- Strong verbal and written communication skills, with a demonstrated ability to analyze financial data and manage projects, budgets, and schedules.
- Highly organized, motivated, with the ability to prioritize tasks, multitask, and adapt in a fast-paced environment; experience in residential land due diligence and entitlements is preferred.
Physical Requirements:
This position involves both office and field responsibilities. Must be able to operate a motor vehicle, climb stairs/ladders, walk on active jobsites, read plans, bend, stoop, reach, lift, and carry items weighing more than 25 pounds. Office work includes sitting at a computer for extended periods, completing paperwork, and receiving/returning phone messages. Proficiency in operating a computer keyboard and calculator. Must be able to work both indoors and outdoors, adapting to different weather conditions. Public contact is required; therefore, professional appearance and appropriate business attire are expected.

Travel Requirements:
Occasional travel may be required. A valid driver’s license and active vehicle insurance is required at all times.
