The Sr. Lead, Real Estate holds key role in managing all new and existing Real Estate contracts and negotiations for the Americas region. Key responsibilities include negotiating leases, collaborating with cross-functional teams, and supporting cost-effective and efficient store construction and remodeling projects specifically within the North American context. The Senior Lead, Real Estate must stay abreast of regional market trends, conduct feasibility analyses, and build strong relationships with external partners such as landlords and contractors in the North American real estate landscape. This role demands an understanding of North American business nuances, exceptional negotiation skills, and the ability to contribute to the organization's growth and success in the region.
Your Impact
- Conduct market research and analysis to identify strategic locations for expansion or consolidation.
- Lease Negotiation and Management:
- Lead negotiations for lease agreements, ensuring favorable terms and conditions.
- Oversee the management of existing leases, renewals, and negotiations for lease modifications.
- Cross-functional Collaboration:
- Collaborate with various internal teams, including finance, legal, operations, store development and marketing, to align real estate strategies with broader business goals.
- Prepare and present real estate packages for committee approvals.
- Provide legal with all necessary documentation and inquiry answers to ensure lease negotiations are finalized and leases executed in a timely manner.
- Site Selection and Due Diligence:
- Lead site selection processes, considering factors such as demographics, foot traffic, and market potential.
- Conduct due diligence on potential sites, assessing risks and opportunities.
- Assess and mitigate risks associated with real estate transactions and development projects.
- Stay informed about regulatory changes and compliance requirements in North American markets.
- Market Trend Analysis:
- Stay abreast of North American real estate market trends, competition, and industry developments.
- Provide insights and recommendations based on market intelligence.
- Relationship Building:
- Cultivate and maintain strong relationships with landlords, property owners, brokers, and other external partners.
- Represent the organization in negotiations and community engagements.
- Reporting and Analysis:
- Prepare regular reports on real estate performance, project status, and key metrics for senior leadership.
- Conduct financial analyses to evaluate the return on investment for real estate initiatives.
Qualifications
• Experience in real estate lease negotiations, with a track record of success limiting the cost of occupancy.
• Experience with Canada and Mexico real estate a plus.
• Bachelor's degree with typically 10 years of relevant experience OR Master's degree with typically 8 years of relevant experience OR typically 14 years of relevant experience without degree.
Workplace Location
- Location: This individual must reside within commuting distance from our Baltimore office.
- Return to Work Designation: 3 days week in-office, the remainder of work week remote.

Base Compensation
$131,963.00 - $181,449.40 USD
Most new hires fall within this range and have the opportunity to earn more over time. Initial placement within the salary range, however, is based on an individual's relevant knowledge, skills and experience for the position.
