POSITION SUMMARY:
The Property Accountant will be responsible for various property accounting reconciliations, corporate reconciliations, joint venture accounting, and budgeting. Will also be responsible for routinely reviewing and updating property accounting processes.
RESPONSIBILITIES:
- Acts in accordance with the values of the company and complies with all company processes and procedures.
- Perform property accounting functions such as billings, expense review, NOI review, and CAM reconciliations.
- Review monthly account reconciliations for various property accounts such as straight-line rents, leasing costs, above and below market rents, and lease value.
- Review, prepare, and post various corporate general ledger reconciliations such as accounts receivable, prepaid rent, and security deposits.
- Maintain the Tenant’s Letters of Credit.
- Prepare the monthly sales tax report and reconcile the related account.
- Review asset and accrual account reconciliations.
- Prepare and post journal entries, including year-end adjustments and monthly accruals if applicable.
- Attend regular meetings with the Asset Management department regarding NOI variance, collections, and other matters.
- Provide support on ad hoc projects, as needed.
- Assist in the completion of the Annual Budget process.
QUALIFICATIONS:
- Bachelor’s degree required, preferably in accounting or related field; 1+ years of accounting work experience, preferably in property accounting.
- Possess strong verbal and written communication skills.
- Strong computer skills, including proficiency in standard corporate operating systems and software – strong working knowledge of Microsoft Office, particularly Excel, required.
- Yardi experience is strongly recommended.
- Capable of building strong working relationships with all key customers, both internal and external.
- Ability to prioritize responsibilities and manage time effectively.
- Ability to perform actions and make decisions with a high degree of integrity and autonomy.
- Flexible with respect to work schedule; must be able to work on-site at least 3 days per week.
- Must have excellent organizational skills and strong attention to detail.
- Analytical and technical proficiency in all aspects of real estate industry accounting.
- Displays the self-initiative and dedication necessary for successful work completion.
- Able to handle a moderately stressful and demanding environment.
