Diego Beekman M.H.A. is searching for a Director of Facilities to join our team at a 1,200-unit property in the Bronx, NY.
Managing the maintenance operation, you will partner closely with ownership and senior leaders to ensure that the property maintenance standards, operations, and safety are sustained.
Please note that the pay range for this position is $100,000 to $125,000 annually, depending on experience.
Responsibilities
- Oversee maintenance operations.
- Maintain curb appeal and building interior and exterior to Winn Standards.
- Review building systems for proper operations.
- Ensure all site logs are being kept and are correct.
- Ensure apartment upkeep & unit turnovers are completed to Winn Standards.
- Ensure Customer Service & Work Orders are completed in a timely fashion.
- Oversight of contractors and recommendations.
- Ensure seasonal maintenance & snow removal is completed in a safe & timely fashion.
- Act as leader for union (32BJ) and non-union maintenance staff. Participate in hire, fire, and discipline recommendations.
- Ensure employee and site safety. Respond to and coordinate efforts in emergency situations on site, such as fires and floods, during and after normal business hours, to Winn standards and expectations. Manage financial controls.
- Work with property manager to adhere to budgets. Partner with manager to forecast budgets and financial reviews. Ensure timing of capital projects and completion dates, review 3-bid packages, approve scope of work and access, analyze, and recommend property projects.
- Adhere to regulatory requirements. Ensure compliance of all properties with federal, state and local & NYC HPD/NYCHA inspections.
Requirements
- High school diploma or GED equivalent.
- 10 years of relevant work experience in residential apartment maintenance.
- 5-8 years of supervisory experience.
- Demonstrated skills or experience in general maintenance or construction.
- Experience with computer systems, particularly Microsoft Office and Yardi property management software.
- Ability to multi-task in a fast-paced office environment.
- Ability to work with a diverse group of people and personalities.
- Strong communications skills with stakeholders and direct reports.
- Excellent leadership skills.
- Ability to work collaboratively in small teams by offering ideas and identifying issues.
Preferred Qualifications
- Vocational or technical training.
- HVAC or EPA Universal certifications.
- CAMT certification.
- Certifications in various other trades.
- NYC Certificates of Fitness - S11, S12, S13.
- Bilingual in English and Spanish.
- Experience working with call centers, dispatch, warehouse, and service operations.
- Ability to resolve conflict and have difficult conversations.
