As General Manager, you are expected to oversee the daily operations of the property and
manage your team appropriately. You are in charge of maintaining company policy and
procedure and improving the value of the community through various on-going responsibilities.
Such tasks include, but are not limited to, revenue management, leasing and marketing,
economic planning, maintenance, personnel management and resident and community
management. The General Manager is to show respect for their team and lead by example.

Responsibilities:
- Oversee and direct leasing and marketing efforts to reach goal of 100% occupancy year after year.
- Direct the daily activities of safety, maintenance, leasing and marketing and upkeep of facilities.
- Ensure that all safety initiatives are adhered to and that safety guidelines are followed.
- Seek improvements in operations to meet and/or exceed financial and leasing goals and maximize Net Operating Income.
- Demonstrate and uphold a positive and professional approach towards the company, residents and their visitors, prospective residents, vendors, the University, and the public.
- Directly manage accounts payable by submitting purchase orders for goods and services and properly approving invoices while aligning with budget goals.
- Complete accounting month-end procedures. Analyze and produce monthly reports including variance reports, financial statements and summaries of receivables, occupancy, and traffic.
- Manage weekly payroll and securely keep track of employee files and personal information.
- Hold weekly staff meetings to address tasks, concerns, take suggestions and to implement new strategy.
- Maintain complete and accurate community files and records, including audits of lease files and ensuring all data has been input correctly into management software.
- Lead on-site maintenance and office team members successfully and respectfully.
- Ensure that entire staff complies with corporate procedures, Fair Housing laws and executes company policies and expectations.
- Continually analyze maintenance operations with attention to cost reduction. Keep accurate records regarding preventative maintenance, work orders, apartment refurbishment, vendor insurance, annual inspections, inventories and purchase orders.
- Interview, screen and hire new team members and train staff and new hires of all aspects of the property and its operations.
- Respond to promotional recommendations or disciplinary action of all team members and act accordingly. Coach, supervise, mentor, develop and be responsible for work performed by all on-site personnel.
- Continually inspect the property and delegate any work to be done to staff members or vendors. Constantly upgrade and maintain the properties curb appeal. Prepare periodic inventory of building contents and property condition. Notify supervisor of any major maintenance problems and recommend possible solutions.
- Participate in after hours on-call duties which may include after-hours and weekend emergencies, lockouts, fire alarms, etc.
- Act as a liaison between corporate team and property staff.
- Perform any other reasonable requests made by supervisor.
Requirements:
- Minimum 2years of relevant work experience. Experience in property management or student housing is preferred.
- Bachelor’s degree is required.
- Customer service, organization, creativity and sales skills are essential.
- Must be willing to work holidays and/or weekends for special events, when necessary.
- Must be available for the entire month of August and be available for overtime, as needed during “turn” season.
- Must manage and participate in after hours on-call responsibilities and be within a 25-minute drive to the assigned property
- Great ability to effectively use and navigate computers, tablets, social media and software, including Microsoft Office and property management software.
- Ability to prioritize, multitask, and manage a team.
- Must be willing to travel for company events, conferences, and to assist other properties.
