The Senior Director – Facilities Services will manage and oversee all areas of tenant building maintenance and be involved in technology and construction support for existing and new assets.
Essential Duties and Responsibilities:
- Develop and Maintain Standard Operating Procedures: Create, update, and manage standard operating procedures for new and existing assets to ensure compliance and a systematic approach to asset management.
- Priority Management: Effectively manage competing priorities, allocating and optimizing time to ensure targets and timelines are met.
- Vendor Coordination: Manage and coordinate vendors in response to service requests by tenants for minor repairs and general facility renovation.
- Team Collaboration: Work closely with janitorial staff, vendors, and contractors to ensure proper follow-through for work orders, repairs, and maintenance of buildings.
- Maintenance Recordkeeping: Ensure that vendors maintain accurate maintenance repair logs and records, utilizing company systems and familiarity with computerized maintenance management systems (CMMS), including MRI Angus.
- Capital Improvement Recommendations: Recommend capital improvements and operational changes for existing facilities to further the Company’s corporate sustainability goals and ensure assets are best-in-market, Class A life science buildings.
- Tenant Communication: Arrange proper communication with tenants to ensure maintenance and repairs are handled properly and efficiently.
- Technical Support: Provide or assist in technical support for facilities maintenance, working with vendors to identify and correct various mechanical, electrical, and plumbing (MEP) issues.
- Mechanical and Security System Monitoring: Monitor and troubleshoot building mechanical systems and security systems, including some emergency response duties.
- Capital Construction Project Planning: Provide or assist in the planning and implementation of capital construction projects, particularly as they relate to building support and maintenance.
- Tenant and Contractor Coordination: Coordinate with tenants, tenant contractors, and landlord’s contractors to complete various projects.
Integrated Facilities Management: Integrate hard- and soft-service skills into facility management practices, ensuring a holistic approach to building operations and tenant satisfaction.
- MEP Systems Oversight: Oversee the operation, maintenance, and optimization of MEP systems, ensuring their reliability, efficiency, and compliance with regulatory standards.
Qualifications and Experience:
- Bachelor’s degree in Engineering, Construction, or related technical field.
- Knowledge of building systems, including MEP, systems commissioning, and systems design.
- At least 10–20 years of relevant experience in facilities management or a related field.
- Working knowledge in property management, building design, and/or real estate, with an interest in lab space highly desirable.
- Excellent verbal and written communication skills.
- Proficiency in MS Office (Word, Excel, PowerPoint, Outlook). Familiarity with computer-aided design and drafting (CADD), building management systems (BMS), and maintenance work request systems a plus.
- Client service-oriented attitude a must.
- High attention to detail and organizational skills.
- Ability to work on multiple projects simultaneously.
- Proficient problem-solving and analytical skills and ability to follow directions.
- Knowledge of thermal metering and other utility submetering.
- Demonstrated experience in integrating both hard- and soft-service skills into facility management practices.
- Strong understanding of MEP systems, including their operation, maintenance, and troubleshooting.
- Technical skills in MEP system design, installation, and commissioning.
- Familiarity with industry standards and regulations related to MEP systems, such as ASHRAE, NFPA, and local building codes.
- Ability to collaborate with engineers, contractors, and vendors to ensure MEP systems meet performance requirements and compliance standards.
