Job Details
REQUIRED EDUCATION & EXPERIENCE:
10 years of multi-family construction experience, with a minimum of 5 years in a management or director-level role.
BS/BA Degree in Engineering or Construction Management strongly preferred.
GC license preferred
Familiar with Xacimate cost estimating software
ESSENTIAL FUNCTIONS:
Lead team of project managers responsible for delivery of construction projects across the portfolio.
Manage the construction process from the initial phase of planning, writing scope of work, preparing estimates, resources, and cost estimates.
Lead capital and replacement budgeting and maintain ten-year capital plans for existing properties.
Perform due diligence on all new property acquisitions to ensure construction renovation, cost, and feasibility are aligned with business plan.
Partner with claims managers, adjusters, and insurance representatives to manage restoration of casualty losses to mitigate loss and minimize speed of recovery.
Ensure all projects meet quality and safety standards and all company policies and procedures are met.
Serve as a key member of the executive leadership team in developing company strategy.
Manage contractors and consultants during pre-construction and construction phases.
Prepare and monitor construction budgets and schedules and assess change requests.
Perform routine inspections of all properties.
Identify project risks, develop, and implement risk mitigation and contingency plans.
Research city codes and zoning to confirm plans and projects are in conformance.
Partner with VP/Operations, Asset Management and Marketing to ensure operational and brand standards are met.
Support staff in areas of recruiting, training, retention, development, coaching, mentoring, measuring, appraising, and rewarding performance.
