Scion is paving a path in student living and we’re seeking an exceptional Regional Vice President (RVP) to join us in executing our vision. The RVP oversees operations for a portfolio of communities while establishing and executing objectives that directly support Scion’s business strategy. This position will manage and monitor P&L, revenue, NOI, capital spending, budget preparation, competitive marketing strategies, workforce planning, and team development.
The RVP is a strategic leader who thrives in a fast-paced, agile, collegiate environment. This role demands advanced leadership skills, and advanced business and operational knowledge.
Your Responsibilities
Management
- Through their Regional Managers, pro-actively plans for future vacancies and ensures that plans are in place to create a pipeline of talent whether by recruiting or development.
- Accountable for working with their Regional Managers to craft strategies and operational plans to ensure each property meets their financial and operational goals.
- Provide direction and coaching to Regional Managers and other direct support roles on Scion objectives and ensures that each property’s goals are being achieved.
- Travel to assigned properties as needed to develop correction plans, or effective future strategies, and gain market intelligence.
- Provides direct and timely coaching and feedback for long term career development.
- Foster a culture of employee engagement and ensures that team members have the resources needed to be successful.
Finance
- Coordinate with necessary departments to create operational and cap-ex budgets for each property in their portfolio.
- Review financial dashboard by region and aggregate it to portfolio level. Provide oversight and direction for large variance requests. Work with Regional Managers and other necessary constituents to develop course corrective actions as required.
- Ensure that the Regional Managers are appropriately equipped with business and financial acumen to effectively drive properties to meet their goals.
- Partner with the Facilities & Capital department to create long-term capital investment plans.
Sales
- Maintain real-time awareness of portfolio leasing progress, and market performance through Scion intelligence to ensure property goals are met.
- Partner with corporate sales department to create annual revenue and occupancy targets.
- In special circumstances such as new competition, overcoming property reputation, etc., actively work with the collective leasing team to develop appropriate corrective actions, strategies and action plans.
- Accountable for regional revenue proforma and can accurately report on achievement of revenue targets including overall market rates, gain to lease, loss to lease, concessions, leasing velocity.
Customer Experience
- Accountable for consistency within region regarding the continuous execution and maintenance of Scion’s customer experience philosophy including but not limited to: brand integrity, reputation management, resident events, work order management, hiring and developing staff with a customer experience mindset.
- Provide direction as necessary to Regional Managers for escalated resident complaints and serve as the second level of contact.
- Develop and maintain strong relationships with internal and external partners such as vendors and investors.

What We Require
- College graduate preferred, with a minimum of 7 years of property management experience, with direct supervisory component, and prior multi-site management is required.
- Proficient in Microsoft Office and Property Management Systems.
- Ability and willingness to travel.
- Excellent written and verbal communication skills.
- Strong problem-solving and analytical skills.
Operational Details
- Job location is based at Scion’s Chicago corporate headquarters.
- Working hours typically consist of standard daytime business hours, excluding when traveling and except for emergencies.
