Our Work Dynamics Healthcare Team helps clients strategize, evaluate, and transact real estate, to meet their business and occupancy needs.
The Senior Transaction Manager will be responsible for ensuring a high level of client satisfaction and creates strong client trust and confidence within their assigned region. They will support business growth by managing a large volume of transactions, delivering upon key client initiatives as well as ensuring consistency in processes, systems, and reporting. The individual will manage and execute complex lease and/or capital transactions as well as lead complex projects. S/He will be responsible for overseeing regular reporting, analysis, cash flow forecasts, documenting significant client issues and conducting strategic planning. S/He may either work independently or as part of a team. S/He will also work on and will be asked to direct special projects/assignments, as needed.
The Senior Transaction Manager will manage and collaborate with professionals across a wide variety of disciplines and business units, including facilities, property management, business development, finance, and clinical operations. Demonstrated experience in managing complex projects to successful outcomes is paramount. S/He must also think strategically and act proactively. S/He also helps the account team foster growth of junior talent and manages team meetings/call-cadence appropriately.
Position will be located in Portland, Oregon with responsibilities in Oregon, Washington, and Hawaii.
ESSENTIAL FUNCTIONS
Manage Client Relationship
- Fosters client relationship and manages interactions with key stakeholders in the client’s organization.
- Works with client to set business and real estate strategies and, once developed, executes those strategies. Provides real estate advice for key client initiatives and projects.
- Leads regular client meetings and conference calls, staying abreast of client’s business operations, real estate needs and challenges.
- Identifies opportunities to optimize client’s portfolio, improve financial performance and reduce cost.
- Identifies, develops, and implements improvements to client transaction management processes.
Transaction Management
- Independently manages and executes complex, small, large, and mid-size transactions with a high level of proficiency and knowledge, adhering to Jones Lang LaSalle’s and the Client’s processes and standards for expertise and professionalism.
- Collects client requirements, obtains market data, reviews market reports.
- Retains and coordinates with field brokers as necessary; reviews and finalizes broker engagements and commission invoices to ensure accuracy.
- Leads site selection and site evaluation assignments.
- Creates requests for proposals (RFP’s).
- Negotiates letters of intent, leases, purchase and sale agreements.
- Prepares transaction approval packages for client’s executive management.
- Delivers measurable value by negotiating favorable deal terms that are pliant and economically beneficial for the client.
- Actively monitors progress of assigned transactions as well as those of direct reports.
Portfolio Management
- Advances the development, management, and execution of portfolio and asset strategies.
- Provides financial analysis/modeling and other decision support tools, frameworks, and guiding principles to aid client and its business leaders in making real estate decisions.
- Proactively manages, identifies, and presents to client unforeseen transaction opportunities.
- Proactively identifies and recommends portfolio initiatives and optimization opportunities. Develops occupancy cost saving strategies. Develops and evaluates alternative occupancy solutions.
- Supports M&A activity, including diligence (i.e. provide FMV analysis for acquisition targets), integration/disposition strategy, and execution.
Account Support
- Collaborates with Account Leadership to expand account services and identify business development opportunities.
- Achieves established key performance indicators, service level requirements and other measures.
- Helps drive revenue and manage an account’s adjusted growth margin year-to-year growth.
Talent Management
- Coaches and develops team members including attracting and retaining top talent.
- Assists junior transaction team members with complicated transactions/financial analysis/modeling.
EDUCATION AND EXPERIENCE
- Bachelor’s degree.
- Master’s, MBA, or other advanced degree, preferred.
- Real estate brokerage or salesperson license, required.
- LEED certification, CCIM, SIOR, MCR and related certifications, preferred.
- Minimum 8 years of relevant work experience with at least 5 years as a Transaction Manager.
- Healthcare experience required with knowledge of the healthcare regulatory environment and is especially fluent in Stark and AKS regulations.
- Proven experience in building strong client relationships and ability to interact effectively with all levels of a client’s organization.
- Demonstrated transaction management and negotiation skills including proficiency in lease and contract review.
- Financial acumen, including skill with real estate analytics and analysis, along with an understanding of corporate finance and accounting principles.
- Experience working in Corporate Real Estate tailoring real estate strategies to achieve business objectives.
- Excellent negotiating, analytical, communication, presentation, collaboration, organizational/planning, and process skills.
- Advanced computer skills (MS Office, including Excel, Word, Power Point, and Outlook).
