As the Director of Accounting, you will work closely with the EVP - Acquisitions and Head of Operations of one of Blackstone’s Portfolio Companies, Revantage and other finance professionals to ensure the accuracy and compliance of property and tenant financial data. Your responsibilities will encompass various aspects of financial accounting, reporting, analysis, and strategic planning related to our property portfolio.
Essential Job Functions
Accounting Management
- Oversee and execute on the Portfolio Company’s accounting functions, by coordinating with Revantage
- Establish accounting policies and procedures in accordance with Generally Accepted Accounting Principles (GAAP) and real estate accounting standards in coordination with Revantage
- Maintain accurate records of property acquisitions, dispositions, leases, and related transactions, including performing a regular review of tenant lease database
- Assist with tenant onboarding onto platform as necessary (e.g., rent payment, wire transfer set-up)
- Ensure compliance with GAAP and real estate accounting standards as they pertain to property accounting
Financial Reporting and Analysis
- Prepare and review detailed financial statements, including balance sheets, income statements, cash flow statements, variance analysis, general ledgers, and supporting schedules specifically related to the property portfolio and upper tier entities
- Generate periodic reports and presentations for senior management and stakeholders to communicate property level financial performance, ensuring accuracy and adherence to deadlines
- Review lender reporting packages
- Review tenant billings and monitor AR, collections, delinquencies together with Revantage and Portfolio Company’s Asset Management teams
- Prepare regular analysis around property operations and industry specific metrics
- Prepare and monitor Portfolio Company’s G&A budgets
- Coordinate communication and assist with performing any servicing requirements of portfolio (e.g., appraisals) with the debt capital markets team
Budgeting and Forecasting
- Collaborate with property management teams to develop and manage property-specific budgets and forecasts
- Support the Asset Management team with budgets, cash flow projections, draw schedules, loan draws, capital calls, and distributions, tenant financial tracking
- Monitor actual performance against budgeted figures, identify variances and implement corrective actions when necessary
Audit and Compliance
- Assist in external audits by providing necessary documentation, explanations, and support for property-related financial matters
- Provide information for audits, tax preparation, and appraisals, and ensure accuracy of data and output
- Ensure compliance with tax regulations and coordinate with tax professionals for property tax filings
- Work with external tax specialists to ensure REIT compliance, as required
- Work with insurance and closing teams to ensure tenant compliance with standard insurance requirements
Process Improvement
- Identify opportunities for process improvements in property accounting procedures, documentation, and systems
- Streamline workflows to enhance efficiency and accuracy in property financial reporting
Team Collaboration
- Collaborate with the finance team, property managers, construction and development, asset management, and other departmental teams to provide financial insights and support strategic decision making
- Assist Revantage team with routine market rent and property valuations
Qualifications
- Bachelor's degree in Accounting, Finance, or related field; CPA certification preferred
- 7+ years of progressive experience in accounting and finance roles, with focus in commercial property accounting with office or retail assets; fund accounting experience is a plus
- Strong knowledge of Generally Accepted Accounting Principles (GAAP) and real estate accounting standards
- Experience with property management software and financial systems; Yardi experience preferred (Voyager, Forecast Manager, Job Cost, Construction Manager)
- Proficiency in Microsoft Excel (e.g., Power Pivot, Sumifs, Lookups, Index/Match, Regular Pivot Table), experience in PowerPoint is a plus
- Excellent oral and written communication and interpersonal skills; interaction with personnel at all levels will be required
- Detail-oriented with a commitment to accuracy and meeting critical deadlines
- Ability to work effectively in a team and independently
- Intelligence with strong problem-solving and analytical skills

As of the date on which this job advertisement is posted, the Company anticipates that the base salary pay range for this role is $140,000- $190,000 (this represents the presently anticipated low- and high-end of the Company’s base salary pay range for this position). This role is bonus eligible. Actual pay may vary based on various factors, including but not limited to location and experience.
