Job Title: Associate Property Manager, Multifamily (Floating)
Job Description Summary
Associate Property Managers are responsible for maintaining our communities to a market-ready standard, ensuring a high level of service at all times. They are also responsible for building and motivating high performing teams to maximize the performance of the property.
ESSENTIAL JOB DUTIES:
- Assisting the Regional Property Manager with the overall operations of the building.
- Ensuring the smooth running of our community in a fast-paced environment.
- Overseeing all operations including maintenance, capital improvements, lease administration, budgeting, forecasting, reporting, collections, evictions, vacancy anticipation, marketing, lease renewals, service contracts, expense control, audits, etc.
- Providing superior customer service and communication to our residents and prospects to enhance customer satisfaction and increase renewals, revenue, reputation, and profitability.
- Completing lease/renewal paperwork to ensure completion to company standards.
- Tracking and evaluating advertising and all client traffic.
- Leading by example, instilling, maintaining, and modeling the Cushman & Wakefield mission to be the best national management company.
- Supervising day-to-day operations of the entire on-site team, ensuring that all Cushman & Wakefield policies and procedures are being followed.
- Maintaining effective on-site staff through interviewing, hiring, and coaching team as necessary.
- Maintaining residents' files in accordance with company's standards.
- Maintaining a positive living environment for community residents through prompt conflict resolution and consistent follow-up.
- Managing and maintaining all aspects of overall community budget and finances.
- Working with leasing staff to ensure that leasing/marketing goals are being met.
COMPETENCIES:
- Effective communication and customer service skills.
- Computer literate, including Microsoft Office Suite and internet navigation skills.
- General office, bookkeeping, and sales skills and excellent oral and written communication skills.
- Determining leasing opportunities of staff and working on goal setting; improving the performance of each staff member.
- Supervising day-to-day operations of the team, ensuring that all C&W policies and procedures are being followed.
- Working with leasing staff to ensure that leasing/marketing goals are being met.
- Ability to manage a team.
- Performing any other related duties as required or assigned.
IMPORTANT EDUCATION:
- Bachelor’s Degree preferred.
- High School Diploma, GED, Technical or Vocational school required.
IMPORTANT EXPERIENCE:
- 3+ years of Property Management experience.
- 1+ years of Management experience.
WORK ENVIRONMENT:
This job operates in a professional office environment. This role routinely uses standard office equipment such as computers, phones, photocopiers, filing cabinets, and fax machines. Regularly required to travel outside between properties in varying weather conditions.
PHYSICAL DEMANDS:
The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job. While performing the duties of this job, the employee may need to stand and walk for extended or continuous periods of time. They must be able to ascend and descend staircases, ladders, and/or step stools and may be required to travel outside between buildings in varying outdoor weather conditions. The employee may also be regularly required to remain in a stationary position (sit or stand) for 85% of the time; regularly operate office machinery.
