JOB DESCRIPTION SUMMARY
Executes the property's marketing, leasing, and renewal strategies to achieve occupancy, revenue, and resident retention goals by performing all activities related to leasing and marketing to new residents, providing resident satisfaction throughout the term of the lease, and securing resident lease renewals for this senior living community. Onsite Sales Consultant is typically Tuesday through Saturday. Tues - Friday 9-6 and Sat 10-5.
JOB DESCRIPTION
- Performs all sales and leasing activities to achieve the property's revenue and occupancy goals by greeting and qualifying prospects, conducting property tours, processing applications, credit screening, and ensuring a smooth resident move-in and lease signing.
- Collects all pertinent information from prospective residents at move-in and records as appropriate.
- Updates the market survey to stay informed about current market and competitor conditions, develops and implements marketing plans to sustain occupancy, and follows established policies related to concessions and specials.
- Designs and executes marketing activities and events to drive traffic to the property, including resident referral and employer outreach programs.
- Uses property management software (Entrata, Yardi, etc.) to track apartment availability and manage resident and prospect data.
- Ensures that the property meets the Company's standards for show quality by inspecting the marketing corridor and leasing tour.
- Executes activities in support of the property's lease renewal program by preparing lease renewal letters and packages for residents.
- Responds quickly and courteously to resident and client/owner concerns and questions.
- Demonstrates customer service skills by treating residents with respect and responding sensitively to complaints.
- Attends community and networking events to drive traffic to the community.
- Utilizes current CRM to maintain an accurate prospect database and assist with meaningful follow-up.
- Organizes and ensures adequate supply of sales collateral and marketing materials.
ADDITIONAL COMPENSATION:
- Corporate Positions: In addition to the base salary, this role may be eligible to participate in an annual bonus program based on individual and company performance.
- Onsite Property Positions: In addition to the base salary, this role may be eligible to participate in bonus programs.
