Cook Properties is New York State’s largest owner and operator of manufactured housing communities. Our portfolio includes 100+ manufactured home parks totaling 7,000 pads. We also own and manage 200,000+ square feet of commercial, retail, and office space, along with 2000 self-storage units.
Pay Rate: $23 - $25 per hour (commensurate with experience)
What you’ll get to do:
- Complete rehabilitation and demolition through various communities, ensuring work is done in a timely fashion and following all maintenance processes and procedures.
- Follow the scope of work for rehabilitations and demolitions that will vary in scope.
- Work with local authorities to secure necessary permits and ensure compliance with regulations.
- Track time spent at sites in our property management software.
- Maintain material and supply inventory.
- Oversee work performed by outside contractors as necessary.
- Conduct interior and exterior repairs on park-owned mobile homes, including painting, appliances, heating systems, light plumbing, skirting, doors, windows, etc.
- Maintain a safe and healthy work environment by following standards and procedures; comply with legal codes and regulations.
- Ensure all equipment is in good working order and stored properly.
- Perform regular property walk-throughs to ensure the quality of the community is upheld.
- Follow job-related safety regulations as prescribed by training guidelines.
- Perform other related duties as assigned.

Requirements
Qualifications - What we seek:
- Comfortable with outside work 80 – 90% of the time in all seasons.
- Day travel amongst communities.
- All paperwork done via tablet and cell phone.
- High School Diploma, preferred.
- 2+ years’ experience working in maintenance or construction.
- Interest in working in a Property Management company.
- Must have a valid, clean Driver's license.
- Ability to assist other teams such as service and infill as needed.
- Strong organization and time-management skills to prioritize tasks and manage timelines.
- Strong interpersonal and communication skills.
