This role is responsible for effectively communicating across functions and teams, regular updates, reports and/or presentations on facilities' statuses, overseeing and managing all aspects of real estate transactions. This role involves coordinating with various stakeholders, conducting due diligence, negotiating terms, and ensuring timely and efficient closings to support the organization's real estate objectives.

Primary Responsibilities:
- Work closely with Program leadership to ensure that facilities are sufficient to serve the necessary volume of work to ensure success
- Leads individual, multi-disciplined real estate project solutions, with direct accountability for project delivery
- Oversees project quality through various stage gates by evaluating design deliverables for quality, timeliness, and user expectations
- Develops project ad-hoc forecasts/estimates, monitor budgets, cash flow, accrual reporting
- Coordinate and track procurement and change order request logs
- Provides regular communication on project cost, schedule and risk status to project team members and stakeholders. Advise management to any potential problems related to scope, cost or schedule
- Provides ongoing management of real estate transaction activities for a defined portfolio of properties. Prepares, recommends, and implements a regional portfolio transaction strategy for acquiring and disposing of real estate properties. Coordinates field resources and other partners in the execution of lease renewals, new site acquisitions, early lease termination, and more. Implements real estate plans with an understanding of strategic real estate goals. - Lead and oversee real estate transactions from inception to completion
- Concurrently acts as tenant/buyer agent and effectively negotiates the business terms and conditions for a variety of commercial real estate products
- Drafts and creates a variety of analyses and relevant documents, including but not limited to: project initiation, market comparable reports, Requests for Proposals (RFPs), proposal comparison packages, letters of intent, and opinions of value
- Monitors and maintains a real estate project tracking system to ensure timely transaction completion. Prepares reports and makes presentations to relevant parties
- Resolves landlord and tenant disputes
- Coordinates soft services for all business units, large departments or work groups. Establishes specifications, solicits bids, negotiates, and participates in the contract development
- Travel could be up to 50% of the position during peak times and a minimum of 10%, including nights and weekends

Required Qualifications:
- 3+ years of experience in managing complex projects, real estate transactions, brokerage, or related roles
- 2+ years of experience in the construction process, including architecture, building systems, and contracting
- 2+ years of experience with working with and negotiating contractors and vendors
- 2+ years of experience working remotely in an independent, self-driven position
- Demonstrated exceptional attention to detail and the ability to communicate and coordinate effectively with both internal and external collaborators at all levels
- Intermediate computer skills including Microsoft Office Programs, Project Management software
- Ability to travel up to 50% as business demands require
Preferred Qualifications:
- Project Management certification
- Experience working with corporate real estate resources
- Experience working with commercial real estate
- Office management experience
- Understanding of medical and clinical facility design and services
- Understanding of healthcare equipment; particularly for use in physician offices or clinics
- Familiarity with government contracting and budgeting

Pay is based on several factors including but not limited to local labor markets, education, work experience, certifications, etc. UnitedHealth Group complies with all minimum wage laws as applicable.
