Job Overview
Bluewater Marinas, LLC is seeking a highly skilled and detail-oriented Senior Analyst to oversee and advance Bluewater's development and investment strategies. This role includes conducting financial analyses of development and investment opportunities, evaluating the financial and operational performance of various investment funds, and preparing essential documentation for underwriting and closing real estate transactions. The Senior Analyst will also collaborate with brokers, equity partners, lenders, institutional clients, and Bluewater’s development and investment leadership while tracking and reporting on marina transactions along the East Coast. The role is based in Bluewater’s corporate office in Charleston, with limited travel (10-20%) to prospective marina acquisitions and properties within the portfolio.
Key Responsibilities
- Financial Modeling & Underwriting: Serve as the primary resource for financial modeling and underwriting of stabilized, value-add, and development investment opportunities. Build and maintain pro forma models, analyze market data, and prepare financial analysis to support key business and investment decisions. Ensure that financial models are precise, comprehensive, and aligned with company objectives.
- Memo Creation & Documentation: Prepare detailed investment memoranda and related documentation for underwriting and real estate transactions. Develop comprehensive reports and market summaries that provide critical insights on proposed acquisitions and investment strategies.
- Reporting & Planning: Analyze asset performance to provide financial insight, create business plans, assist in investor reporting, and assist with year-end budget creation. Monitor and report on the progress of acquisition transactions, ensuring that deadlines are met, and issues are identified and addressed promptly.
- Collaboration: Collaborate closely with equity partners, industry professionals, and institutional clients to communicate the financial aspects of proposed and existing investments.
Qualifications
- Bachelor’s degree in real estate, finance, economics, business accounting or a related field
- Background and education in real estate
- 2-5 years of experience in a similar role in real estate, investment banking, private equity, or asset management (at least 2 years in real estate preferred)
- Detail-oriented with strong critical thinking and problem-solving skills
- Ability to maintain and leverage external relationships for collaborative and efficient problem-solving
- Proficiency in various project management software and Microsoft platforms; expert in Excel
- Strong organizational and leadership abilities, with effective communication skills
- Ability to work in a fast-paced, dynamic environment and manage multiple priorities
Preferred Skills
- Experience in the marina or real estate industry is a plus
- Experience in project management as it pertains to industrial development, due diligence, permitting, entitlement, and municipal land approvals
- Excellent verbal and written communication skills; ability to interact with current and potential investors both in-person and via email
