Responsibilities:
- Works with and/or takes direction from the Mortgage Loan Originator to process and close loan files. This team works together to meet or exceed the credit union’s service level standards and deadlines.
- Reviews valuation documents such as appraisals, Broker’s Opinion of Value, or Automated Valuation Models for accuracy and adherence to regulations.
- Prepares accurate cost estimates and disclosures as prescribed by Regulation Z and RESPA. Sends all applicable disclosures to members, ensuring timely delivery.
- Processes the credit package, monitoring all documentation and disclosures necessary to obtain loan approval.
- Prepares requests for verifications from the system and sends to the necessary entities, monitoring their receipt and validity.
- Records appropriate notes in the origination system and CRM and logs all pending documentation into the loan file.
- Orders appraisals, automated valuations, and broker’s opinion of value, preliminary title reports, open escrow, full credit report, property verifications, hazard insurance and flood certificates. Monitors file for receipt of those items and any other information necessary to complete the file; makes all necessary follow up phone calls to assure the receipt of such items. Ensures the secure delivery of collateral documentation to the appropriate parties.
- Follows up on all items ordered for a particular loan.
- Responsible for acquiring and following up on all prior to document stipulations and prior to funding documents ordered.
- Clears loan conditions, such as appraisal review, conditions stipulated by underwriter, etc. Ensure accurate processing is completed in a timely manner and prepare for submission to underwriting.
- Answers member inquiries regarding existing loans and general questions regarding loan programs and all other Credit Union 1 products and services.
10 % Other duties as assigned:
- Is responsible for ensuring annual registration requirement for the position are met.
- Must be registered with the National Mortgage Licensing System or become registered within 90 days of hire.
- Meets the current standards as established for the department or branch in the completion of all assigned duties.
- Performs other duties as assigned.
QUALIFICATIONS I:
- High school graduate or equivalent, with a minimum of 1-2 years’ experience in a lending environment.
- Must be organized, on task and proactive.
- Must have knowledge and understanding of conforming, nonconforming, government loans and be able to perform each essential duty satisfactorily.
- Ability to read and comprehend legal documents, instructions, interpret documents such as credit bureau reports, debt to income ratio reports, policy and procedure manuals.
- Ability to solve practical problems and deal with a variety of concrete variables in situations where a considerable amount of standardization exists.
- Experience with Mortgagebot is preferred.
- Excellent clerical skills, including typing and operation of the 10-key calculator and computer terminal.
- Responsible for abiding and complying with the policy for compliance with the Bank Secrecy Act and anti-money laundering laws and regulations (BSA/AML) and the policy for compliance with office of foreign assets control laws and regulations (OFAC).
REAL ESTATE LOAN PROCESSOR II:
Must meet all requirements of Processor I plus the following:
JOB FUNCTIONS:
- Assist with writing procedures.
- Assist with testing and projects.
- Assist with training.
- Assist with reporting.
QUALIFICATIONS II:
- Includes all qualifications of Processor I, with 2-3 years of experience in a lending environment, with at least one year of experience as a Processor.
SENIOR REAL ESTATE LOAN PROCESSOR:
Must meet all requirements, functions, and qualifications of Processor II plus the following:
JOB FUNCTIONS:
- Design process improvements and assist with implementation.
- Assist with GL clearing as needed.
- Collaborate with other departments as needed.
QUALIFICATIONS SENIOR:
Includes all qualifications of II, with 2-3 years of experience in a lending environment, with at least two years of experience as a Processor.
