Position Summary:
Serve as a primary accountant for the Development Division. This position works closely with development, construction, and corporate staff to ensure the financial records for development operations and all projects under development and/or construction are accurate and presented to management on schedule. This position ensures all construction and predevelopment draw requests are processed, recorded, and reconciled accurately and timely. Responsibilities include processing corporate payables, processing development draw requests, analyzing draw schedules and reconciliations of development bank accounts and general ledgers, development reporting, and creating and booking property accruals and journal entries.
Essential Duties and Responsibilities:
- Provide accurate and timely financial reporting for development operations and all predevelopment and development projects.
- Perform day-to-day accounting functions, such as month-end close, variance analysis, financial reporting, reconciling draw reimbursements/project receivables and all balance sheet accounts.
- Maintain accurate records and categorization of all development transactions.
- Process and record all project draw request transactions.
- Process vendor payments for all projects in development or pre-development according to the established schedule.
- Verify documentation and initiate wire transfers for development payments.
- Ensure compliance with the company’s wire transfer protocol.
- Ensure all payments requested are properly documented with invoices and confirmed wiring instructions.
- Research and resolve discrepancies regarding draw requests.
- Process corporate/management payables.
- Process development team expense reports.
- Organize and maintain electronic files on the appropriate drive, including all invoices, reconciliations, reports, and payment records.
- Maintain and reconcile (monthly) the general ledgers and bank accounts for all active development and predevelopment projects.
- Provide reconciled pre-development reports to Project Managers and management monthly.
- Coordinate with Operations to ensure lease-up expenses, including utilities, management fees, etc., are paid on time and from the appropriate funding source.
- Establish working relationships with project managers, corporate staff, development partners, and vendors.
- Serve as the internal lead and POC audits for development accounting.
Minimum Requirements and Competencies:
- College degree required: Accounting, Finance, or Business Administration preferred.
- Three to five years of accounting experience, preferably in real estate or cost accounting.
- Ability to work cohesively with other departments and colleagues as a part of a team.
- Proficiency with MS Office software and high proficiency in Excel, is required.
- Knowledge of property management software such as RealPage is preferred.
- Must be organized and exhibit great attention to detail.
- Must demonstrate proficiency in analyzing situations and data to resolve existing or potential problems.
- Good management and organization skills, including the ability to allocate time to assigned projects, meet critical deadlines, and determine the priority of assignments based on deadlines that must be met.
