Job Summary
The key function of this role is to support the monthly, quarterly, and annual close, reporting and administration of APG’s 2,000+ lease portfolio. APG’s centralized lease function supports 20+ operating companies and is regarded as the lease subject matter experts and are sought out for day to day guidance, as well as, scenario modeling for lease decisions. This position reports to the Lease Administrator and will assist with lease administration, accounting and analysis support, as well as, communication with our divisions as it relates their lease portfolio. The Lease team is part of the Corporate & Accounting Finance team and works in partnership with members of the larger team to ensure the lease impact is properly reported in APG’s financials and assist with the required SEC disclosure on our lease portfolio. Job Responsibilities
- Lease Administration: Ensure CoStar (cloud based lease platform) is up to date with current lease portfolio. Review lease contracts and manage the accounting/analysis components of the lease portfolio through lease administration software, including key lease life cycle events, such as extensions, amendments, and terminations.
- Lease Accounting Concepts: Understanding the accounting concepts for leases and ability to explain movements to the financials as it relates to the lease portfolio. The lease analyst will partner with the corporate accounting and financial reporting teams on JEs posted from CoStar via API and roll forward reporting and disclosures and queries from CRH on fluctuations of lease balances.
- Lease Reporting: Ability to source detail and support from CoStar for auditors and CRH and answer questions on fluctuations and movements within the portfolio.
- SOX: Adhere to controls and procedures specific to leases for SOX compliance, over financial reporting, account reconciliations and journal entry processing.
- Communication with the operating divisions about their lease portfolio – this role offers a great deal of interaction with our 20+ divisions from the staff level to the Finance Leads at each operating company. You will provide the day-to-day support to the operating company controllers as it relates to their lease portfolio.
- Decision Support: Provide business partnering and decision support on complex deals and new business activities. Scenario modeling using CoStar for lease vs. buy decisions and assessing financial impact of purchase option, exist and/or potential acquisition activity impacting lease portfolio.
- Continuous Process improvement: Process improvement mindset that will identify, drive, and implement further centralization and efficiency opportunities related to leases, including reporting enhancements and expansion of role to include lease payment processing and centralized billing by lease vendors.
Job Requirements
- Ability to read, interpret lease agreements, identify, and load the key inputs for accounting purposes into lease software.
- Bachelor’s degree in Accounting, Finance or related field/experience.
- 0-2+ years related work experience.
- Advanced Excel skills.
- Lease administration software, ERP and general ledger accounting experience is a plus.
- Up to 10% travel.
- Strong technical, analytical and problem-solving skills.
