Position Summary: In accordance with the KCG Mission and Core Values, act as the owner’s Representative to ensure our communities are meeting the financial and compliance commitments, monitoring the long-term strategy, and creating value through strategic decisions.
Essential Duties and Responsibilities:
- Report to the Executive Vice President of Portfolio Management.
- Drive NOI from properties and manage actual to our projections.
- Maintain and Manage Data Reporting from properties in all stages from Construction through the end of Compliance.
- Update and Maintain property and corporate projections.
- Monitor the fiscal status of KCG communities - including monthly financial statement review, monitoring vacancy, recommendation and implementation of solutions of under-performing properties and governing document compliance.
- Oversee the lease-up process for newly developed properties and coordinate these efforts with property management to ensure that rent and tenant mix are appropriate and follow governing documents.
- Assist in the review and approval process of annual property operating budgets.
- Ensure timely and accurate reporting to investors, lenders, and agencies.
- Communicate effectively with stakeholders including investors, lenders, agencies and community stakeholders.
- Monitor reserve balances and oversee requests for release of replacement and operating reserves.
- Conduct site visits with investors.
- Participate in weekly and/or monthly meetings with property management and partners and provide weekly and monthly reporting to the Executive team members.
- Review partnership agreements, regulatory agreements, loan/financing documents and other source documents as needed.
- Participate in the development process of new properties - including review of selected materials and proposed operating budgets.
- Assist in gathering information required for capital calls, perm conversions and other investor/lender items.
- Manage and review Cost Certifications.
- Maintain schedules with critical deadlines including Insurance Renewals, RE Tax Appeals, loan conversions and extensions.
Knowledge and Qualifications:
- Bachelor's degree or equivalent work experience, ideally in Accounting, Finance, Business, and Real Estate, or a similar field.
- 6 years of relevant work experience, with LIHTC experience preferred.
- High attention to detail and strong analytical, time management and problem-solving abilities.
- Ability to multitask efficiently in a fast-paced work environment.
- Excellent verbal and written communication.
- Exceptional proficiency with Microsoft Excel, Word, PowerPoint, and Outlook.
- Ability and willingness to travel to sites for investor visits.
- Work based out of the Indianapolis office.

Physical Demands/Work Environment:
The duties of this position are usually performed in an outdoor setting. The employee may be exposed to fluctuating outdoor temperatures and other weather conditions while moving from one location to another.
