WinnCompanies is looking for an Assistant Property Manager to join our TND Homes team located in Chelsea, MA.
In this role, you will assist the Property Manager in managing all aspects of the property including leasing, Accounts Receivable, Accounts Payable, service requests, and customer service. You will assist 251-units of mixed LIHTC, HOME, and Project-based Section 8 communities located in Chelsea, Everett, and Revere, MA.
This opportunity offers a typical work schedule: Monday through Friday from 8:30 am - 5 pm.
Responsibilities- Monitor collections, post rent payments, enforce the collection policy, and initiate legal action when required.
- Facilitate all aspects of apartment leasing: touring with prospective residents, processing applications, processing recertifications, and negotiating lease renewals.
- Provide exceptional customer service, respond to resident issues and complaints in a timely manner, and promote positive resident relations.
- Ensure the accuracy of HAP requests and TRACS files.
- Work with the WinnCompanies compliance department to investigate/resolve TRACS errors.
- Assist in all facets of physical and financial management as needed and assigned.
- Act as Property Manager in the absence of the Manager for specified amounts of time.
- Prepare financial reports for the Property Manager, as well as resident correspondence and recertification notices.
- Monitor the flow of accounts payable, from issuing purchase orders to processing invoices.
Requirements- High school diploma or GED equivalent.
- 1 - 3 years of similar experience with LIHTC and/or HUD Project Based Section 8.
- Less than 1 year of supervisory experience.
- Bilingual in Spanish and English.
- A current driver's license in good standing and ability to meet the driving records standards outlined in the Company Safe Vehicular Operations Policy.
- Experience with various computer systems, including Microsoft Office.
- Outstanding verbal and written communication skills.
- Excellent customer service skills.
- Superb attention to detail.
- Willingness to learn and be trained.
- Ability to multi-task in a fast-paced office environment.
- Ability to work with a diverse group of people and personalities.
Preferred Qualifications- Associate's degree.
- Experience administering Affordable Programs.
- Experience with OneSite, Yardi, or RealPage property management software.
