The Operations & Maintenance Specialist III is part of our Building Technologies & Solutions business at Johnson Controls. This position will be located at the University of Kansas campus. Responsibilities include maintaining the Integrated Science Building, Central Utility Plant, Burge Student Union, and Central District Housing Buildings. The ideal candidate will have strong maintenance/hands-on technical experience and a leadership background.
Responsibilities
- Perform a variety of repairs and services in a specialized building system environment with a high emphasis on HVAC, Mechanical Systems, building maintenance, carpentry, painting, and plumbing.
- Service, repair, maintain, monitor, and adjust HVAC systems to keep within allowable parameters.
- Perform general maintenance and custodial activities including carpentry, painting, plumbing, and minor grounds keeping.
- Provide direction and training to less experienced O&M Specialists.
- Plan, select, and lay out required materials for service, repair, and preventive maintenance work.
- Work from drawings, schematics, blueprints, or verbal instructions and operate a variety of tools and machines.
- Requisition new supplies and equipment.
- Perform all work in accordance with established safety procedures.
- Participate in an on-call rotation schedule for emergency situations.
- Comply with all company policies and procedures.
- Perform other duties as required.
Requirements
- Two-year technical degree or two years’ experience as an Operations & Maintenance Specialist II, or completion of an apprenticeship program.
- Five or more years’ experience in operations and maintenance.
- In-depth knowledge of various maintenance fundamentals sufficient to deal with service and repairs.
- Physically able to perform basic maintenance tasks, including climbing ladders, working in confined spaces, and lifting heavy objects up to 50 lbs.
- Ability to work varying shifts, weekends, and holidays as needed.
- Required to use a variety of hand and power tools.
- Basic electrical system working knowledge.
- May be required to possess a valid driver’s license.
- Must be a team player committed to working in a quality environment.
- Must be able to pass a thorough background check and subject interview.
Preferred
- Working knowledge of Metasys (BMS).
