Property Accountant position with a growing Portland real estate company! Hybrid opportunity!
Responsibilities will include, but are not limited to:
Weekly Tasks
- Review accounts payable voucher submissions for accuracy in GL coding and vendor data
- Prepare payments by verifying documentation, and requesting disbursements
- Review security deposit refund requests for accuracy and processes resident checks
- Research and answer Property Managers’ questions regarding tenant statements, payables, deposit accountings and other financial information
- Ensure that all property and tenant information is up to date and correct through lease interpretation and cross-referencing against other property information
- Ensure accuracy of all general ledger information
- Perform cash management functions by updating ledger cards for all transactions
- Review accounts receivable agings for delinquencies, cash applications and prepaid rent application
- Reconciles financial discrepancies by collecting and analyzing account information
- Interact with other property accountants, asset managers and ownership
- Maintain financial security by following internal controls
- Maintain the highest standards of professional ethics and hold information in confidence
Monthly Tasks
- Review all property management financial reports on the individual assets
- Calculate and enters monthly contract accruals such as janitorial, security and utility expenses to match expenses to period incurred, and review trial balance for reversing of same entries in next accounting period
- Prepare asset, liability, and capital account entries by compiling and analyzing account information
- Provide financial information to management by researching and analyzing accounting data; preparing reports
- Summarizes current financial status by collecting information; preparing balance sheet, profit and loss statement, and other reports.
- Substantiates financial transactions by auditing documents.
Desired Skills and Experience
- Strong knowledge of GAAP and accounting pronouncements in general
- Understanding of how to read and prepare financial statements
- Ability to troubleshoot and problem solve transactional exceptions
- Strong communication and teamwork approach to process transactions efficiently and timely
- Accounting experience with an emphasis in the real estate or property management industries, utilizing accounting software systems, preferably Yardi.
- An Associate Degree in Accounting, Finance, Business Administration, or related field is preferred
- Be conscientious about achieving deadlines and have an accurate work product
- Assume accountability for specific performance
- Good written and verbal communication skills, including ability to articulate recommendations in concise and timely manner
- Detail oriented and very analytical with high critical thinking skills
- Strong organization skills
- Quantitative propensity with ability to spot errors
- Strong computer skills in Microsoft Excel
- Understand variance analysis when comparing actual to budget or historical results
- Excellent written and verbal communication skills
