CHANNEL Realty's Commercial Property Engineer reports to and collaborates with the Asset Manager and manages the daily operations of our commercial property portfolio. We are looking for someone self-managed, efficient, who has a tenant relations mindset, an eye toward ensuring quality and the profitability of the portfolio assets.
The Commercial Property Engineer also manages a small team in the day-to-day performance of their jobs and ensures that projects/departmental milestones are met and adheres to approved budgets.
RESPONSIBILITIES:
- Develop and execute all property preventative maintenance plans. This includes routine inspections, replacement of various items and upgrades required in accordance with the Property Maintenance Calendar.
- Develop and manage all vendor/sub-contractor relationships, this includes buying out contracts, reviewing invoices with the Asset Manager for approval.
- Ensures all tenant service calls & tickets are completed with high quality in a timely manner.
- Help develop and stick to annual budgets for each property.
- Manage a small property services team, this includes daily assignments, approving timecards, and performance reviews.
- Research, implement and manage programs that improve the efficiency of our properties.
- Keep all properties secure.
SKILLS:- Tech savvy- knowledge of MS Office and the ability to learn new software is required.
- Highly organized with a strong attention to detail.
- Extensive construction experience.
- Ability to manage a small team & work collaboratively.
- Excellent communication skills.
- Strong sense of urgency.
