CHANNEL Realty's Commercial Property Engineer reports to and collaborates with the Asset Manager and manages the daily operations of our commercial property portfolio. We are looking for someone self-managed, efficient, who has a tenant relations mindset, an eye toward ensuring quality and the profitability of the portfolio assets.
The Commercial Property Engineer also manages a small team in the day-to-day performance of their jobs and ensures that projects/departmental milestones are met and adheres to approved budgets.

RESPONSIBILITIES:

Develop and execute all property preventative maintenance plans. This includes routine inspections, replacement of various items and upgrades required in accordance with the Property Maintenance Calendar.
Develop and manage all vendor/sub-contractor relationships, this includes buying out contracts, reviewing invoices with the Asset Manager for approval.
Ensures all tenant service calls & tickets are completed with high quality in a timely manner.
Help develop and stick to annual budgets for each property.
Manage a small property services team, this includes daily assignments, approving timecards, and performance reviews.
Research, implement and manage programs that improve the efficiency of our properties.
Keep all properties secure.

SKILLS:

Tech savvy- knowledge of MS Office and the ability to learn new software is required.
Highly organized with a strong attention to detail.
Extensive construction experience.
Ability to manage a small team & work collaboratively.
Excellent communication skills.
Strong sense of urgency.
