We are seeking a Senior Transactions Analyst to join JLL and a high-performing team responsible for executing a large volume and variety of real estate transactions that create enterprise value for Amazon, in partnership with the Amazon Global Real Estate & Facilities (GREF) team.
About the role
The role will serve as the single point of client contact for all real estate transaction analytics activities in the AMER region. You will lead the financial and data analytics program for a high performing, multi-disciplinary team tasked with delivering Transaction Management solutions to one of JLL’s largest global technology clients. This position calls for a highly-energetic leader with excellent communication, financial analysis, data analytics and client relationship management skills. Comfortable in working towards achieving performance targets, you will be supporting the delivery of a range of real estate and workplace solutions to a client seeking both the consistency and innovation that come from a closely-integrated partnership with JLL. You must be a self-starter, ambitious and thrive on change. When you become aware of roadblocks or challenges, you always seek out solutions, with a bias for action. When presented with new processes or tools, you never require handholding and enjoy exploring new territory on your own. Most importantly, you are curious by nature and have a passion for continuous learning.
Critical responsibilities include (but not limited to):
- Establish a strong and trusted relationship with the client.
- Work with the client and account leaders to understand business and real estate strategies and execute on those objectives.
- Proactively assist client in managing their real estate portfolio to achieve cost reduction, financial and occupancy optimization, monetization and other client goals.
- Direct and perform complex financial analyses (e.g., DCF, IRR, ROI, CFA, Lease vs. Buy, Complex Scenario Modelling, Amortization Schedules, Termination Penalty Calculations, P&L underwriting, Building Valuation Calculations, Net Effective Rent Calculations, etc.) at both the portfolio and transaction level.
- Prepare and present analysis summaries to senior business and finance leaders for review and approval, including spend approval documentation for transactions.
- Prepare qualitative and quantitative analysis in support of transactions.
- Coordinate with key stakeholders across multiple functions to drive spend and other related transaction approvals.
- Lead and coordinate document execution process for all transactions including non-disclosure agreements, lease agreements, subleases, amendments, etc.
- Manage relationships as related to administration and operational issues.
- Manage large volumes of data and data analysis.
- Support transactions team with data entry, audits, and analysis for local, area and regional initiatives.
- Aggregate, cleanse and analyze data from disparate sources and provide interpretation, insights, and trends.
- Support the data gathering and analysis required for all Key Performance Indicators (KPIs) and Business Reviews.
- Identify and communicate opportunities to streamline data management processes and workload.
- Be extremely proactive and responsive.

- Regularly liaise with other Regional Transactions Analysts to share best practices.
- Leverage JLL on account research team, bringing research insights, analytics and innovative ideas to regional client leadership.
- Leverage, invent and simplify best practices, including the continuous improvement of process, tools and templates.
- “See around corners” - providing actionable advice on mitigation of anticipated risks/taking advantage of opportunities.
- Proactively identify process in/efficiencies, formulate and execute on implementation plans, followed by tracking and demonstrating results.

- Bachelor’s Degree in business, finance, economics or related field required.
- Ideal candidate will have 3-5 years supporting transactions management or brokerage teams.
- Possesses advanced understanding of real estate and lease terminology.
- Strong financial, analytical, and reporting skills.
- Ability to analyze qualitative and quantitative information.
- Advanced proficiency in Microsoft Suite: Excel, Access, Power Point, Word, Smartsheet, CoStar, Visio, Tableau, SQL, with the capability to master company specific database programs; Excel skills must include experience with advanced capabilities including but not limited to pivot tables, vlookups, slicers, macros, etc.

Estimated total compensation for this position:
85,100.00 – 123,400.00 USD per year
The total compensation range is an estimate and not guaranteed. An employment offer is based on an applicant's education, experience, skills, abilities, geographic location, internal equity and alignment with market data.
