Job Purpose
Responsible for two resort buildings, utilities, engineering (HVAC, electrical, plumbing, lighting, sound) and trades (carpentry, masonry, painting, signage, craftspersons). Responsibility extends to the safety of guests and employees, which includes all aspects of code requirements for City of Carlsbad, San Diego County and loss prevention guidelines. Ensures compliance with all federal, state, county and city regulations including Building and Health Department, EPA, RWQCB, APCD, SWPPP and others. Works with Chief Engineer to manage, coordinates and exercises functional authority for planning, organization, control, integration and completion of engineering projects within areas of assigned responsibility. Manages and coordinates activities of workers (in house and contracted) engaged in repair, maintenance of equipment and in the maintenance of buildings and utility systems of the hotel, and coordinates activities of service contractors. Supports Chief Engineer in managing and coordinating capital projects by planning projects, interviewing and selecting contractors to perform work within the property boundaries and ensures project budgets are maintained. Overall responsibility includes assisting in developing and maintaining a preventive maintenance program to ensure rooms are available and meet high standards and optimal room availability.
Essential Job Functions
- Assists the Chief Engineer regarding hotel maintenance, schedule, and budgeting for facilities, overall buildings and adjacencies (i.e.: recreation features, pools, spa, playground area, patios, etc.).
- Manages and supervises all activities of (12+) employees.
- Interviews, selects, trains, coaches and provides on-going supervision and direction for department employees.
- Provides support and works with Chief Engineer to complete and deliver employee performance evaluations, ensures consistent interpretation of the company policy and implements corrective actions and discipline as needed. Has the authority to coach, counsel, discipline, suspend, and terminate employees, creates schedules and approves time off requests.
- Confers with management and quality control personnel to resolve maintenance problems and recommend measures to improve operations and conditions of machines and equipment.
- Maintains a high level of professional appearance, demeanor, ethics and image of self and subordinates.
- Follows established maintenance program, including emergency repairs as required to keep down time to an acceptable minimum in all areas of attractions and facilities.
- Ensures internal compliance with maintenance, safety and security procedures by following established Global Merlin standards, NFPA, APCD, San Diego County.
- Ensures that all employees follow the LEGO-established employee policies at all times.
- Keep tools, machines, and all other company equipment in clean and good working order.
- Responsible for work order tracking and prioritizing to ensure timely completion of all work orders.
- Keep safety as #1 priority.
- Assists the Chief Hotel Engineer in preparing yearly budgets and constantly monitors budget for maximum efficiency and cost savings without jeopardizing safety of guests and model citizens.
- Assists the Chief Hotel Engineer in establishing long and short-range maintenance goals.
- Assists in designing and expanding a comprehensive training system geared to meet Merlin maintenance requirements.
- Reviews work orders to determine work priorities. Schedule repairs, maintenance and upkeep of facilities to ensure continuous operations availability across facilities including but not limited to hotel rooms, restaurants, pool and resort facilities, laundry, and other ancillary facilities.
- Inspects facility and operating machines and equipment in maintenance purview for compliance with operational standards.
- Purchases tools, equipment and supplies required for operations.
- Manages training and indoctrination of workers to improve work performance and acquaint workers with Company policies and procedures, including disciplinary and documented praise of all employees.
- Keep informed of modern management techniques and technical methods by attending supplemental relevant courses, seminars, conventions, etc.
- Keep abreast of governmental, state and local regulations, including OSHA, and San Diego County codes.
- Creates and maintains teamwork within the maintenance department and all other departments.
- Performs inspections to review methods, techniques and procedures and ensuring that employee qualifications are current and complete.
- Evaluates procedures, methods and maintenance team productivity.
- Maintains inventories of repair materials.
- Schedules and supervises subordinates, contractors and vendors.

Health & Safety
Team Members are responsible for ensuring all Health, Safety & Security measures are in line with the Group Policy (HS001). They must ensure that they follow all Company measures to ensure their own safety and the safety of others. This includes ensuring risk assessments are signed off, safe working procedures are in place and being followed for all work activities. Where incidents do occur, they must ensure that they are reported to their line manager and must cooperate with any investigation as appropriate.
Qualifications & Experience
Experience
Requires a minimum of five (5) years maintenance/construction/facility management experience, with a minimum of 3 years supervisory experience. Experience to include HVAC, electrical, mechanical, culinary equipment, plumbing, carpentry and preventive maintenance is required. Ability to read blueprints pertaining to buildings and understanding of construction means and methods. Demonstrated ability to react under pressure and in emergency situations in a calm, rational manner. A thorough understanding of utilities, mechanical and electrical maintenance requirements of all facilities and equipment, including pool equipment function and water pumps is required. Requires the ability to delegate responsibilities clearly, concisely and maintain an open-door policy. Extensive knowledge of preventive maintenance systems is required in a facility comparable in size and area. Requires the ability to walk into a situation, inspect and check work performed by others, and decide the facility is safe to reopen, keeping safety in mind as the top priority. Ability to read and evaluate reports, correspondence and use basic math is required. The ability to maintain a friendly, polite, customer service-oriented demeanor is required. Requires the ability to effectively follow and give directions, and effective decision-making skills. Requires considerable knowledge of different tools and equipment used to repair and maintain operational and other mechanical equipment. Knowledge of environmental issues, including CFC and HazMat regulations and generator requirements and maintenance is required. Computer literacy is required. Experience with various software related to facility management including but not limited to building management systems, finance software.
Education:
A bachelor’s degree (or equivalent education and experience) is preferred. Other professional accreditation will be considered.

Working Pattern:
- This position requires flexibility. Work hours require early mornings. Occasional late afternoons, and evenings.
