What You Will Do:
- Oversee entire physical plant operations. Plan, direct, and evaluate activities of engineering, maintenance and safety in compliance with all applicable rules, regulations, and guidelines.
- Maintain and effectively execute worker order and preventative maintenance programs.
- Monitor status of building and grounds; plan for needed maintenance, repair, supplies, and equipment. Consult with designers, architects, engineers, vendors, maintenance providers, and contractors.
- Administer the Property/Community Risk Management Procedure Plan.
- Direct staff project assignments within budget and on schedule, adhering to quality and safety.
- Administer employee policies and procedures. Develop, maintain and periodically update written policies and procedures and job descriptions. Orient staff and train on policies and procedures.
- Develop and monitor departmental budget, forecasts and staffing plan. Ensure proper utilization of financial resources.
- Other duties as assigned by supervisor.
Supervisory Responsibilities:
- The position reports to the Executive Director and is expected to perform independently and exercise good judgment. The position supervises and directs the work of employees in the Engineering department.
Why You Are Qualified:
The ideal candidate will have the following:
- High School Diploma or equivalent (GED) required.
- At least 3 years of progressively responsible work experience in physical plant operations required, preferably in the senior living industry or related environment.
- Experience or training with electrical, plumbing, HVAC systems required.
- Current EPA Certification or ability to obtain it within first 6 months of employment required.
- Working knowledge of machinery, tools, repair techniques and related repair required.
- Experience with electrical systems, phone systems, fire panels, emergency response systems and disaster preparedness required.
- On a daily basis, throughout the workday: Must be capable of sitting, standing, walking, climbing stairs, reaching, turning, bending, stooping, crouching and kneeling, reaching over the head, grasping with both hands, and fine manipulation. Must physically be able to lift up to 25 pounds unassisted.
