JOB TITLE: SENIOR DIRECTOR OF FACILITIES
DEPARTMENT: FACILITIES/PROPERTY MANAGEMENT
STATUS: EXEMPT
LOCATION: WESTCHESTER (YONKERS) / NYC
REPORTS TO: AVP, PROPERTY AND ASSET MANAGEMENT
SALARY: $150,000.00 – 175,000.00
SUMMARY: The Senior Director will be responsible for the oversight and coordination of the Facilities division across the organization in Westchester and New York City. This position will manage the performance, budgeting, and compliance aspects of the division and will work closely with other departments that rely heavily on the facilities functions. The Senior Director will report to the AVP of Property and Asset Management.
DUTIES & RESPONSIBILITIES:
- Oversee the service delivery of all facility related functions in our shelter programs, community based programs, offices, and owned and managed residential buildings.
- Oversee the performance management of all staff in the division and identify areas of growth as it relates to staff development and retention.
- Cultivate a list of qualified and reliable vendors and oversee the performance management of approved vendors.
- Oversee bidding and contracting, including drafting RFPs and contracts for maintenance and capital contracts.
- Direct team in preparation of and during audits and inspections.
- Develop relationships with facilities personnel and training agencies to support the recruitment and development needs of the division.
- Work with the AVP on the development and implementation of strategic initiatives that will further develop the facilities functions agency wide.
- Build relationships with local social service and other funding agencies (i.e. DSS, DHS, HCR, etc.) to ensure compliance as it relates to facilities service delivery and purchasing.
- Develop, implement, and oversee the enforcement of policies, procedures, quality standards, and trainings.
- Assist the Directors with problem solving, assessing the quality of services, and planning/implementing necessary changes to ensure quality service delivery.
- Manage program budgets, spending, and capital expenditures.
- Ensure that program services and the physical plants adhere to Westhab’s and funders' expectations.
- Participate in various committees and outside coalitions as assigned by the AVP.
- Other duties as assigned by the AVP or their designee.
EDUCATION AND QUALIFICATIONS:
Bachelor's degree required, Master’s degree preferred, and more than 8 years of multi-site or regional supervisory experience in the facilities industry. Experience in supportive/affordable housing and/or NYC DHS shelter contracts strongly preferred. Strong background in compliance with NYC agencies, codes, and local law required. Excellent leadership and motivational skills that promote productivity and teamwork. Ability to think critically and act independently, possess strong reasoning and problem-solving skills, and make sound and timely management decisions. NYS Driver’s License required.
