Co-Director of Housing Management
Reports to: Executive Director
Salary: $130,000 - $150,000
Classification: Exempt-Full Time with generous benefits
The Low Income Housing Institute (LIHI) develops and manages affordable housing, expanding opportunities for people who are low-income and/or homeless, provides technical assistance to communities and other non-profits, and advocates for housing justice. LIHI owns over 3,500 apartments in six counties in the Puget Sound region, with the majority in King County.
Position Description: Leads and oversees and directs property management activities related to the organization and diverse residential and commercial portfolio. Supervises and directs activities of property management staff. The position is responsible for the overall successful operations of properties and works to ensure department operations meet performance standards. Manage a workload of multiple projects in a collaborative environment with minimal supervision, must have the ability to meet deadlines, apply critical thinking skills, communicate clearly, anticipate problems, utilize strong organizational skills, and achieve positive outcomes. The portfolio is divided geographically between two Co-Directors. This is a new position.
Duties and responsibilities:
- Responsible for property management for LIHI owned buildings and properties.
- Provide leadership to regional and area managers, compliance, maintenance staff and build a cohesive team.
- Oversee operations of LIHI projects including asset management, property management functions, building maintenance, and repairs, safety, marketing and leasing.
- Oversee all aspects of commercial storefront planning and leasing.
- Prepare regular project status reports to the Executive Director and Board of Director.
- Recommend policies to improve management and operations.
- Coordinate and assist with inspections by public funders and investors.
- Provide leadership and vision for long-range strategic planning.
- Work with staff and funders to expand social and supportive services to residents.
- Participate in project planning with Housing Development team in areas such as program planning and design for new projects, providing support in community relations, relocation planning, and developing new operating budgets and management plans.
- Communicate regularly and effectively with the C.F.O. on financial operations.
- Establish and maintain positive working relationships with external agencies—HUD, city, county and state officials, community groups, etc. regarding property management issues.
- Handle other duties as assigned.
Minimum Qualifications:
- Minimum of five years of experience at a senior management level in residential property management with knowledge of facilities management, housing programs and services.
- Experience with and knowledge of government housing programs, LIHTC, and regulatory requirements.
- Strong management, team-building and interpersonal skills.
- Excellent verbal and written communication skills.
- Ability to work with people of diverse economic, social and ethnic backgrounds.
- Commitment to housing low- and moderate-income households, including formerly homeless individuals, and working with supportive services staff.
- Demonstrated ability to develop and implement new policies and procedures and to manage operations in a growth model.
- Familiarity with commercial leasing and management and/or property development.
- Strong administrative and financial management skills.
- Familiarity with building maintenance systems.
- Proficient with computer systems.
- Knowledge of landlord-tenant law and procedures.
Preferred Qualifications:
- Certification from Institute of Real Estate Management.
- Familiarity and/or experience with managing supportive housing.
- Experience in community relations and/or public relations.
- Familiarity with King County and surrounding communities.
Working conditions: Regular travel to sites under LIHI property portfolios. Must have reliable car.
