Position purpose:
The Director of Real Estate role will drive all active real estate projects including lease renewals, expansions, relocations, refreshes, closures, De Novos, leasing, construction, maintenance, renovation, and licensure and certification for the entire real estate portfolio. The Director of Real Estate will directly oversee the Property Management, Lease Administration, Facility Management functions, and third-party contractors.
Responsibilities/Duties/Functions/Tasks:
- The Director will be responsible for developing and implementing real estate best practices, including both day-to-day and strategic initiatives, that enable greater speed and productivity.
- Build and implement infrastructure and processes that enable us to scale 120+ locations. Introduce processes such as analyzing data to identify growth opportunities (market data and payor data), setting up automated lease administration, conducting business growth reviews, etc.
- Drive organic growth by partnering with field leaders to develop multi-year business growth plans, including DeNovos, relocations, expansions, refreshes, renewals, and consolidations.
- Create economic leverage by actively managing the total real estate portfolio to ensure expenses grow less than 1.5% per year by creating efficiencies, finding cost reduction, and strategically renewing & renegotiating leases.
- Serve as a thoughtful leader and point of contact in real estate to support the broader Platinum organization.
- Work with Accounting, Finance, IT, Sales & Operations, and other departments.
- Develop and implement processes and tools to make the real estate function more efficient and that enable speed and quality.
- Collaborate with our Legal team to ensure alignment on matters such as lease renewals, contracts, landlord issues, etc.
- Lead Facility Management, providing guidance and direction to internal staff and external partners.
- Be responsible for property database and 3rd party lease administration provider.
- Support M&A initiatives.
- Collaborate with Operations, Construction, Retail, and other functional groups to develop cross-functional alignment and clear roadblocks.
- Measure and report on results for the leadership team.
- Identify, retain, and manage outside vendor relationships (brokers, etc.) to support the execution of real estate strategies.
Qualifications:
Education: Bachelor's degree in Business, Real Estate, or a related discipline.
Experience: 10+ years of experience working with an internal or outsourced real estate department.

Work Environment: Position is in a well-lighted medical office environment. Occasional evening and weekend work.
Physical Requirements: Must possess the manual dexterity to operate office machines including computer and calculator; stooping and bending to handle files and supplies; and mobility to complete errands or deliveries. The employee must occasionally lift or move up to 10 pounds. Specific vision abilities required by the job include close vision, distance vision, color vision, peripheral vision, depth perception, and the ability to adjust focus.
