Job Summary:
As part of Lincoln's national Marketing team, serving the Boston office and broader New England region, this role is a leader focused on effectively driving the pursuit of new Leasing and Property Management business to expand the firm's third-party portfolio.
This role entails strategizing and executing new business development initiatives, driving the sales process, and promoting collaboration with internal stakeholders. This role involves collaborating with brokers and regional service line leaders to manage business pursuits effectively. This includes pipeline development, opportunity assessment, RFP responses, strategic proposals and presentations, and managing follow-ups and debriefs.
The ideal candidate is a business strategist with deep commercial real estate expertise. The candidate must possess the ability to be an integral part of the pitch team, effectively presenting and pitching the business to clients. The candidate should be an excellent writer and persuasive communicator who will help drive business development priorities in support of regional and corporate growth strategies. This includes articulating a compelling value proposition for each unique opportunity that connects with the target audience.
The ideal candidate for this role is highly adept at leading cross functional teams and building pipelines with proven strategies for new business development communications. The ideal candidate has the ability to coach pursuit teams through a winning process—extract the right strategy and story and prepare them for client presentations.
Responsibilities
- Sales Management
- Drive client development to ensure that brokers and business leaders have the strategic insights and support needed to win key opportunities.
- Proactively plan and set prospecting strategies and monitor team performance on implementation of business plans.
- Lead bi-weekly broker meetings focused on market activity, pursuit lists, pipeline tracking, and follow-up reporting.
- Business Planning
- Work directly with brokers on annual business plan development and will lead quarterly business plan reviews.
- Proactively partner with the brokerage team to identify greenspace opportunities and establish an action plan to grow leasing in the region.
- Develop and oversee outbound campaigns and foster cross-functional relationships to uncover cross-selling opportunities.
- Strategic Leadership
- Lead high-impact Investor Services Business Development projects (both proposals and client presentations) in partnership with brokers and service line teams.
- Direct the strategic messaging, content, and marketing materials following Lincoln's BD approach.
- Drive revenue growth and optimize resource impact through comprehensive market, client, and industry insights.
- Oversee the alignment of marketing and business development efforts with market-specific business objectives.
- Provide strategic guidance and creative direction for business development pursuits.
- Actively participate in leadership discussions to influence company strategy and direction.
- Client & Industry Engagement
- Track networking opportunities for brokers and business leaders, alongside identifying opportunities to elevate Lincoln and its leaders through speaking opportunities, editorial placements, thought leadership, awards, etc.
- Represent the company in large pitches, achieving high win rates by demonstrating our value proposition.
- Facilitate win and loss debrief reviews with clients and deliver feedback to business leads to ensure continuous improvement.
- Marketing & Communications
- Create compelling new business content, including introductory deliverables, proposals, presentations, and other communications with potential clients.
- Apply global standards and brand positioning to local marketing and communication activities, ensuring compliance by the team and local markets.
- Build and maintain a regional library of frequently requested RFP content aligned with the national RFP library.
- Partner with regional Market leadership and national Marketing leadership to create and maintain frequently used pursuit materials.
- Review and edit output of team members for consistency and clarity of messaging.
Desired Competency, Experience and Skills:
- An organized, strategic thinker with proven business acumen and real estate industry experience. Able to evaluate new business opportunities, strategies, and market information—in partnership with Property Management, Brokerage and national Marketing leadership—to develop a convincing case for engaging Lincoln. This role requires strong leadership and a deep understanding of the Boston commercial real estate market. Life science experience a plus.
- Thinks creatively and works well with other Marketing team members to elevate materials and customize them to specific pursuit opportunities.
- Proven success creating RFP responses that are fully aligned with client guidelines, requirements, and timing.
- Experience developing thoughtful and convincing pursuit deliverables aligned with new business development strategy. Able to distill large amounts of information into clear, concise messaging.
- Collaborative partner. Adept at building internal relationships and dialogue—collaborating up, down, and across the organization—to facilitate the business development process.
- Excellent writing and communications skills. Able to create effective messaging using Lincoln's corporate tone of voice, and weaving in language and ideas that resonate with the target audience.
- Attention to detail, including strong editing/proofreading capabilities and interest in achieving the highest quality deliverables and outcomes possible.
- Strong project management skills and proven success engaging all required participants to ensure receipt of information needed to meet deadlines.

- Service-oriented and responsive. Works well under deadlines. Knows how to prioritize, keep projects running smoothly, and manage the expectations of everyone involved.
- Corporate sensibilities. Able to respond effectively to sensitive issues; solve problems and deal with a variety of options in complex situations; handle basic calculations and understand basic real estate terms and principles.
- Experienced communications professional. Bachelor's degree or equivalent with 10+ years of related experience. Knowledge of commercial real estate (or a related industry) is required.
- Technical proficiency. Intermediate to advanced skills with Microsoft Office Suite and Adobe Creative Cloud (e.g., Acrobat Pro, InDesign, Photoshop); experience with project management systems is a plus.
Compensation: Competitive and negotiable at the market rate. Starts at $160,000 plus bonus.
