Overview
The Vice President of Equity will support the Asset Management Team and understands the importance of engaging and empowering a team of highly talented technical and professional analysts and associates. This role is an agile team player who works cross-functionally with different parts of the organization.
The VP will have great interpersonal skills to help manage, mentor, and organize a team on their deals. The candidate will ideally have held similar positions in asset management or acquisitions.
This candidate will use their strong understanding of the fund-level metrics to help drive decision-making on the asset level. They will be the leading communicator directly with clients and ensure timely completion of deliverables. The VP will grow and mentor their analysts and associates. They will be an entrepreneur and contribute strategies to improve processes and procedures on both the deal level, and Bellwether corporate level.
Key Responsibilities
- Assist in the proactive monitoring and hands-on asset management of a portfolio of real estate equity investments throughout the U.S. consisting of stabilized, value-add and ground-up development projects;
- Review and analyze business plans, construction budgets and schedules, property-operating performance and capital improvement projects;
- Review and monitor marketing and sales activity;
- Liaison with operating partners and leading members of the Acquisition Teams to review business plan execution and drive asset/portfolio performance;
- Develop and maintain detailed asset-level cash flow reforecasting models;
- Guide asset management team in the maintenance of detailed models to monitor the performance of investments;
- Structure and implement various sensitivity analyzes and stress tests at the deal-level to help guide clients in difficult strategic decisions;
- Work cohesively with the Bellwether construction management team, partners and applicable third parties;
- Underwrite a variety of asset classes using Excel-based underwriting models, including complex cash flow, budget, IRR and fund/partnership waterfall modeling;
- Demonstrate strong leadership abilities and effective management skills, with a desire to manage, mentor and develop team members.
- People Management Responsibilities
- Involved with staff selection, interviewing and training as needed;
- Oversee the day-to-day workload and performance of direct reports, providing clear direction and support as needed to achieve work objectives;
- Ensure that direct reports understand their duties and delegated tasks;
- Monitor performance and development of direct reports and provide constructive and timely feedback and coaching;
- Work with direct reports to set individual goals and deadlines and conduct regular performance reviews aligned with performance review process; and
- Handle discipline of employees in accordance with company policy.
Professional Experience
- A minimum 7 years’ relevant experience;
- At least 3 years’ experience in managing directly reporting employees;
- Strong experience negotiating PSAs, loan documents, JV agreements; and
- Mastery in Microsoft Excel, PowerPoint and ARGUS Enterprise.
Education/Certification
- Bachelor’s degree required

Travel Requirements
- Local and/or nationwide travel to assets and client sites required on an as-needed basis, approximately 1-2 times per month depending on deal list.

Offered salary is based on a variety of factors, including skills, experience, and qualifications for the role.
