Overview
Job Summary
Oversees a broad spectrum of real property transaction activities within the System. Supervises four or more leasing specialists, coaches, mentors and trains lease specialists, and ensures process and procedure are continually improved and followed. Supervises lease proposals and negotiations, lease execution, and lease project management. Interfaces with tenants, FMG teammates, legal counsel, brokers, and contractors for Strategic Planning, Development and Real Estate on leasing special projects such as new location search, acquisitions, dispositions, and process improvement initiatives. The Lease Manager reports to the Director of Leasing.
Essential Functions
- Supervises, evaluates, engages, mentors, coaches, trains and disciplines Lease Specialists in performance of their job responsibilities; serves as a resource to teammates.
- Performs as Proxy in absence of Director of Leasing.
- Uses different lease and other real estate transaction contract types and negotiating strategies with expert understanding of comparative financial analyses of transactions and investment modeling.
- Participates in preparation of management reporting and presentations.
- Oversees or assists in development of annual leasing goals and guides team in achievement of such goals.
- Assists in preparation of annual budgets and lease forecasting.
- Provides education and training of teammates on leasing process and policies; sets, monitors and adjusts workflow and assignments to balance workload demands among direct reports.
- Completes lease document reviews; ensures all work is performed to meet regulatory requirements and standards of quality.
- Develops scope and schedule for complex lease or transaction projects, facilitates between stakeholders and manages client expectations.
- Manages own portfolio of complex real estate transaction projects.
Physical Requirements
Performs work under normal office conditions which may include sitting for long periods of time, standing, walking, using repetitive wrist/arm motions frequently, and lifting up to 15 lbs. Some travel may be required to other departments, facilities, or sites in personal vehicle.
Education, Experience and Certifications
Bachelor's Degree and North Carolina Real Estate Broker’s License required. 8 years' experience in real estate leasing required. Familiarity with Charlotte area and the surrounding metropolitan areas in regard to real estate and current market conditions. Proficient with Microsoft Office software, SharePoint and have worked with financial analyses programs and other real estate management technology. Excellent written and verbal communications. Knowledge of regulatory compliance issues: possesses Stark and Anti-Kickback review expertise, strong relationship with Office of General Counsel, and a thorough understanding of CON rules and lease requirements. Understands schematic drawings and project budgets, design and construction processes. Strong knowledge of project and capital approval processes, and Finance rules, guidelines and reporting requirements.
