Position Summary:
As a Centralized Leasing Specialist for Elmington's Centralized Operations team, you will play a key role in driving leasing efforts while maintaining strict compliance for affordable housing communities across the country. This is not just a typical leasing role - you'll work remotely to leverage your expertise in Leasing, and preferably Low-Income Housing Tax Credit (LIHTC) programs, to ensure each property meets critical leasing, occupancy, and compliance goals.
In this position, your contributions will directly impact the success of multiple properties as you assist with aligning leasing and occupancy rates with broader financial objectives. In our Centralized Operations department, you'll be part of an innovative, fast-paced team that uses a unique approach to streamline communication and the application process - ensuring we efficiently achieve leasing and compliance targets while delivering exceptional customer service.
Hours of Operations:
Our Centralized Leasing Center's operating hours will be Monday to Saturday from 9AM to 10PM.
To be an effective Centralized Leasing Specialist at Elmington, you will need:
- Leasing Expertise: Experience in lead generation and follow-up, with a focus on converting leads into successful leases.
- Customer-Centric: Deliver exceptional customer service to prospective residents through clear communication and quick responses to inquiries.
- Detail-Oriented: Ability to manage complex documentation and compliance requirements with precision, ensuring accuracy and timeliness in all tasks.
- Tech-Savvy: Proficient with property management software, CRM systems, and digital communication tools, with the ability to adapt quickly to new technologies.
- Problem-Solving Skills: A proactive thinker who can quickly offer solutions to challenges related to leasing, compliance, and resident concerns.
- Team Collaboration: Works effectively within a remote, centralized team, sharing insights and collaborating to achieve common goals.
- Empathy and Communication: Excellent interpersonal skills to build rapport with prospects and residents, providing them with a supportive and engaging experience.
- Adaptability: Flexibility to adjust to the evolving needs of multiple properties and a dynamic leasing environment.
Your Responsibilities:
- Respond to new lead inquiries via phone, email, text, and live chat in a timely and professional manner.
- Provide potential residents with accurate information about available apartment homes, leasing terms, and application processes.
- Assist applicants in filling out their rental applications and explain the required documentation to ensure that all necessary documents are submitted for compliance review.
- Communicate with applicants to collect missing documents and follow up regularly on outstanding items required for the application and compliance processes.
- Provide regular updates on the progress of applications and compliance reviews. Communicate any issues or delays and offer guidance to help applicants resolve concerns.
- Work closely with the Compliance Specialists to ensure all applications are thoroughly reviewed and meet regulatory requirements.
- Log all communications and updates in the company's CRM system, ensuring accurate record-keeping for each applicant and interaction.
- Perform other duties as needed to support the overall objectives of the department.
PREFERRED QUALIFICATIONS:
- Minimum of (1) year of experience in property management and/or customer service focused call center.
- Ability to understand and carry out industry-specific written and oral direction with a positive, innovative approach to problem-solving.
- Presents information in a clear, concise, understandable, and organized manner; negotiate, persuade, and modify opinion to reach the goals/objectives of the organization.
LOCATION and TRAVEL:
- Must be willing to travel up to 10% of the time annually.
- Initial training will be in person in Nashville, TN.
- After training, employees will move to a remote schedule.
- Remote Work Requirements:
- High-speed internet connection (minimum 25 Mbps download).
- Dedicated, quiet workspace free from interruptions.
- Ability to manage your time and tasks independently and meet deadlines.
- Must reside within 1 hour of Nashville, TN.
PHYSICAL REQUIREMENTS:
- Prolonged periods sitting and/or walking.
- Must be able to lift 15 pounds at a time.
