POSITION SUMMARY: Assists the Director of Facilities with planning of work scheduling and supervision of the Maintenance Department to include staff scheduling, equipment ordering, Computerized Maintenance Management System (CMMS), and managing and coordinating of contracted work on and off hospital property.
KEY RESPONSIBILITIES:
- Plans, schedules and implements projects utilizing staff and materials in an efficient manner with minimal supervision.
- Advises Department Directors in planning additions or changes in equipment to assure greater efficiency and economy.
- Coordinates and plans department training programs.
- Identifies and corrects safety deficiencies under OSHA, JCAHO, Life Safety, etc.
- Monitors production, workflow and time schedule. Makes changes as needed to improve efficiency and quality of work performed by maintenance staff.
- Recommends preventive maintenance procedures and monitors implementation.
- Reviews and assigns priorities to both preventive maintenance and corrective maintenance.
- Visits work areas, reviewing work in progress, checking and inspecting any delays, problems and ensuring timely completion of projects. Ensures that work area is left clean and orderly.
- Interviews internal and external applicants for general maintenance trades, assists in orientating and training new employees, evaluates work performance; resolves problems and takes disciplinary action as assigned by Director.
- Facilitates work with other departments and outside construction companies.
- Establishes an inventory of Hospital plant engineering equipment, Hospital plant engineering tools and departmental supplies.
- Conducts daily staff meetings to disseminate work orders and PM schedules.
- Maintains various departmental records for periodic reports to Director and/or to regulating outside agencies.
- Responsible to plan, organize and supervise a wide variety of technical or complex projects, involving a general knowledge of Medical Center policies and procedures and works closely with the Director to accomplish these tasks.
- Assures the satellites are clean and presentable as assigned.
- Performs daily inspections of satellites as assigned.

REQUIRED KNOWLEDGE & SKILLS:
- Knowledge and experience in facilities management, to include electricity, carpentry, plumbing, HVAC and supervision of staff.
- Familiar with construction and maintenance procedures.
- Knowledge of CAD, refrigeration, building automation software, DDC and Pneumatic controls, structural layout, and building codes.
- Regulatory Knowledge: Joint Commission, Environment of Care and Life Safety Codes.
EDUCATION/EXPERIENCE/LICENSURE/TECHNICAL/OTHER:
- Education: Associates degree or a combination of work experience in a healthcare environment and training in M.E.P. trades; Mechanical, Electrical and Plumbing preferred.
- Experience: Minimum eight years related maintenance experience required. Experience in a healthcare environment preferred.
- Certification/Licensure: Licensed in a trade preferred. Valid Driver’s License in good standing.
