Federal Realty is sourcing for an experienced Property Engineer. The Property Engineer is responsible for the day-to-day maintenance of the property or properties assigned. This position requires an eye for detail and a broad knowledge of building and grounds maintenance. Candidates with a background in construction supervision, property operations management, and cleaning supervision are encouraged to apply.
Responsibilities
Diagnosis, Repair, and Maintenance: In this position, the Property Engineer will use their knowledge of building construction, construction materials, structural systems, HVAC, plumbing systems, electrical systems, building envelope, roofing, interior walls, ceilings, and flooring to diagnose problems, make repairs, and/or refer issues to the appropriate contractor or property manager, as directed. The Property Engineer will be responsible for implementing maintenance best practices.
Working with Contract Services: The Property Engineer works with numerous contractors to ensure property is maintained to a best-in-class standard. The Property Engineer will communicate with contractors on a regular basis to address contractor performance issues, direct property repairs, and resolve maintenance issues. These contractors include but are not limited to the following:
- Security
- Janitorial and parking lot sweeping
- Landscaping
- Roofing
- Mechanical, electrical, and plumbing repair
- Trash removal
- Parking lot, sidewalk, and curb repair
- Fire alarm monitoring and system repair
- Storm water repair and maintenance
- Snow removal
- Pest control
- Elevator
- Towing
Working with Tenants and Federal Realty departments: The Property Engineer will, at times, be required to assist other Federal Realty departments such as marketing, leasing, development, and construction. The position will also interact and communicate with tenants on a regular basis in a responsive, attentive, and clear manner.
Qualifications
- High School diploma or equivalent
- 3-5 years hands-on work experience in building engineer and maintenance environment
- Good communication skills, both verbal and written
- Proactive with the ability to take initiative
- Valid driver's license with a clean driving record
- Certificates in various trade skills preferred
- Ability to lift up to 40 pounds and use hand tools
- Ability to climb a ladder
- Use a smartphone to read and respond to emails and text messages; take pictures; manage calendar, and access apps
- Use facility management software to create/close work tickets, complete inspections, and gather information
- Flexible with work schedule; available for emergency calls
- Weekend and overtime hours are sometimes required on an as-needed basis
