Facilities Director
Parkside Condominium, Bethesda, MD
Seeking a Facilities Director with experience to assist in the overall operation of this 954-garden style condominium community located in Bethesda, MD.
Responsibilities Include:
- Maintaining High Level of Customer Service
- Handling all customer service inquiries with courtesy, professionalism, and efficiency.
- Working collaboratively with all departments toward common goals.
- Facility Management
- Oversee the operations and maintenance of all building structures, equipment, physical plants, and property.
- Oversee and train all grounds, In-Unit, and maintenance department team members.
- Provide physical services for all repairs and programs.
- Maintain, monitor, and control inventory of parts most frequently purchased.
- Perform routine property inspections of all common areas indoor and outdoor.
- Watering plants and new trees.
- Process, report, and monitor all property insurance claims.
- Manage emergency duty personnel and procedures.
- Handle necessary duties due to inclement weather including snow/ice removal and major rain events that require grounds cleanup.
- Comply with safe work practices.
- Administrative Operations
- Prepare RFPs for contractual repairs.
- Perform preventive maintenance and maintain record keeping on equipment related to the property.
- Maintain, monitor, and control inventory of parts used and purchase as needed.
- Maintain and monitor all grounds, In-Unit, and maintenance logs and work tickets.
- Implement and enforce all OSHA regulations pertaining to department safety and maintain a safety program for all personnel including training and personal protective equipment (PPE).
- Monitor and assist in preparation of the annual budget and capital reserve schedule.
- Identify efficiency, sustainability, or conservation opportunities by means of appropriate repairs or new technologies.
- Assist the General Manager in management of the property as needed.
Skills and Knowledge Requirements for the Position:
- Minimum 7 years’ experience in the engineering field, facilities maintenance, and personnel management.
- Possess a minimum of a 2nd class stationary engineers license from Maryland.
- Knowledge of property management, maintenance, and repair of all phases of construction to maintain interior/exterior building structures.
- Knowledge of plant management, maintenance, and repair of related equipment and efficient plant operation.
- Knowledge of local codes and requirements.
- Experience in the supervision and training of personnel and contractors performing repairs and maintenance to equipment.
- Knowledge of bid processes and contract management.
- Familiarity with handling hazardous materials.
- Knowledge of all phases of safety and OSHA regulations pertaining to property management programs.
- Experience with blueprints and utility charts.
- Excellent interpersonal, verbal, and written communication skills.
- Excellent customer service skills.
- Excellent computer skills including Microsoft Office applications.
- Valid driver’s license to operate Parkside Condominium Vehicles.
Physical and Mental Requirements for the Position: Sufficient physical ability to perform moderate or heavy lifting and carrying, walking or standing for prolonged periods of time; operating a motor vehicle; sufficient vision ability to see in the normal visual range with or without correction; vision sufficient to read computer screens and printed documents; hearing in the normal audio range with or without correction; sufficient speech recognition and clarity, including ability to understand speech of customers and co-workers and ability to speak clearly to be understood by customers and co-workers.

Salary: $110,000 to $120,000 per year

About Parkside Condominium:
Parkside is a large garden-style apartment community bordering Rock Creek Park in Bethesda, MD. We have 954 units within 102 buildings spread over 69 acres, and without any through roadways, the atmosphere is that of a tree-filled enclave—one noted for its simple living and superb location (within walking distance of a Metro station and the world-class Strathmore Music Center, easy access to major interstates, and minutes away from downtown Bethesda just outside the District of Columbia).
Built in five phases between 1954 and 1966 as a rental apartment community, Parkside was converted to a condominium community in 1981. Property amenities include two tennis courts, three swimming pools, a ballfield, two clubhouses, grill and picnic area, and a tot lot playing area.
Volunteerism at Parkside is active: a diverse group of residents, acting both as members of standing committees and as individuals, have developed numerous community engagement programs, including a Community Garden, Garden Boxes, Parkside Village, Inc. (neighbor helping neighbor network), Book Club, and informal groups such as parent networks, walking groups, and volleyball club.
Parkside has had a long history of enjoyable living for its residents. We are working to advance well-established practices, to elevate them to a level that will set Parkside apart from the ordinary.
