The Entitlements and Site Development Services Director is responsible for managing the technical aspects of site development in support of due diligence and entitlement efforts on properties acquired and/or under a purchase agreement by Erickson Senior Living (ESL) for the development of Continuing Care Retirement Communities (CCRC). Provide direction to outside consultants (land planners, engineers, landscape architects, attorneys), negotiate and work with local and state agencies to obtain governmental land use approvals and permits for Erickson to successfully design and construct CCRC’s on a nationwide basis. Work with internal development and design teams and corporate and community partners to implement Erickson’s CCRC program on these properties. Determine probability of rezoning approvals in consultation with the VP of Development, Entitlements based on political environment, historical performance and professional resources.

Compensation:
$150,000.00 - $180,000.00 per year, plus eligibility for annual bonus.
Travel:
The position requires local and air travel of approximately up to 40-60%, depending on the location of properties.
How you will make an impact:
Entitlements:
- Responsible for initiating and overseeing the due diligence and entitlements process including, but not limited to, in-person inspection of properties under consideration for acquisition and development by ESL, sourcing consultants vendors for due diligence services and materials, and obtaining required zoning, with limited property restrictions and proffers.
- Manage the technical aspects of due diligence process for evaluation and investigation of new sites for the development of continuing care retirement communities for purchase through Erickson’s land acquisition group.
- Review survey/title issues, environmental studies, and other reports to determine liabilities of potential acquisitions.
- Work with internal corporate partners to establish project proformas, yield studies and schedules.
- Assist the Land Acquisition team with pre-contract due diligence and anticipated rezoning timeline estimates.
- Oversee and work with outside land use professionals – attorneys, engineers, land planners, etc. to develop strategies and schedules for the successful entitlement of sites for development by ESL as a continuing care retirement community.
- Work in collaboration with Entitlements Director, Community Relations and government agencies to obtain entitlement approvals for potential sites as a continuing care retirement community.
- Develop and maintain relationships with municipal elected officials, planning commissions, staff members, and local organizations.
- Represent ESL at public hearings and community meetings for the purpose of obtaining all development and construction approvals.
- Work with Director of Land Acquisition to document issues identified during study periods that require contract amendments with the sellers.
- Provide updates to senior leadership on the rezoning strategy, probability of successful rezoning and anticipated proffer requirements.
Site Development Services:
- Work with VP of Development, Entitlements and in-house development and design partners to establish company program requirements for new communities.
- Provide project guidance, including meeting attendance, drawing and specification review as required, to ensure conformance to Erickson brand and standards for all potential new sites.
- Work with the design team to educate design consultants on EL standards and documentation requirements.
- Manage the design and permitting of projects as entitlements are complete to ensure a smooth transition to the Construction Project Management team to achieve the successful hand-off of an entitled project.
- Serve as a liaison and subject matter expert for development partners to assist in administrative and permitting issues that may arise on construction projects.
What you will need:
- Professional Engineering (PE) license or American Institute of Certified Planners (AICP) Certification preferred.
- 5 to 10 years of experience in land use approvals, entitlements, rezoning efforts, use permitting.
- Master Planned Community or Large Scale project experience preferred.
- Senior housing or multi-family experience preferred.
- Results-oriented with keen attention to detail.
- Team player and demonstrated ability to lead and work within cross-functional teams.
- Demonstrated success in the senior living, or multi-family industry with an emphasis on land development preferred.
- Strong work ethic and commitment to implementation and execution.
- Strong written and verbal communication skills, including public speaking/presentation skills.
- Strong analytical and negotiating skills.
