Job Description: Hamilton Mayer is currently in search of a Preconstruction Director to fill a key position in one of the leading construction companies in North America. The Director will report directly to executive leadership and will work closely with clients, architects, consultants, and the preconstruction team to create budgets, presentations, and other important project deliverables. This role is primarily focused on private development projects in Chicago and other regional offices throughout the United States, playing a critical role in supporting various business sectors within the company.
Key Responsibilities:
- Collaborate with Owners and Clients:
- Liaise with owners and clients to understand project requirements, objectives, and expectations.
- Act as a primary point of contact for client communications and ensure effective and timely response to inquiries.
- Build and maintain strong relationships with clients, architects, consultants, and other stakeholders.
- Budget Development:
- Lead the development of project budgets in collaboration with the preconstruction staff.
- Conduct thorough cost analysis and feasibility studies to provide accurate and reliable budget estimates.
- Evaluate alternative design options and value engineering opportunities to optimize project costs without compromising quality.
- Presentations and Proposals:
- Prepare professional and persuasive presentations and proposals to effectively communicate project details, budgetary information, and value propositions to clients.
- Ensure presentations are visually appealing, well-organized, and align with company branding standards.
- Participate in client meetings and present information confidently to secure project approvals and contracts.
- Team Coordination:
- Work closely with the preconstruction staff to assign tasks, monitor progress, and ensure timely completion of deliverables.
- Foster a collaborative and positive work environment, promoting knowledge sharing and teamwork among team members.
- Provide guidance, mentorship, and professional development opportunities to the preconstruction staff.
- Market Research and Business Development:
- Stay informed about industry trends, market conditions, and emerging technologies related to private development.
- Conduct market research and competitive analysis to identify new business opportunities and potential clients.
- Support business development efforts by participating in client meetings, networking events, and industry conferences.
- Quality Assurance:
- Implement and maintain quality assurance processes to ensure accuracy, consistency, and compliance with established standards and guidelines.
- Review and verify the completeness and accuracy of preconstruction documents and deliverables.
- Identify areas for improvement and propose innovative strategies to enhance preconstruction processes and deliverables.
Qualifications and Skills:
- Bachelor’s degree in Construction Management, Architecture, Engineering, or a related field.
- Proven experience in preconstruction and budget development for private development projects.
- Strong knowledge of construction estimating, value engineering, and cost analysis.
- Excellent communication skills, both verbal and written, with the ability to effectively present information and negotiate contracts.
- Proficiency in using industry-standard software and tools such as construction estimating software, project management software, and Microsoft Office Suite.
- Exceptional organizational skills with the ability to manage multiple projects simultaneously and meet deadlines.
- Strong leadership abilities, with experience in supervising and motivating a team.
- Knowledge of local building codes, regulations, and industry standards.
- Willingness to travel as required for project meetings and site visits.
