The Workplace Experience Manager will manage the outcome of work performed by suppliers responsible for facilities maintenance and infrastructure operations, as well as providing oversight and direction for all phases of capital and expense projects from concept through turnover to enable business strategies. A close working relationship with internal colleagues and contracted resources will be required with this role.
This position includes, but is not limited to, being responsible for the selection and performance of vendors who perform building renovations and alterations, furnish and install equipment, perform design services, construction services, and project construction management. The Workplace Experience Manager is also responsible for the reliability of building systems, and for managing and coordinating the maintenance and repair of building systems, HVAC- Heating, Ventilating and Air Conditioning systems, electrical systems, and fire protection systems, building management and automation systems, fire alarm systems, metering systems, and servicing various other building systems and components, and managing to the varying needs of our customers.
The Workplace Experience Manager also interfaces with the site hard, and soft services, provides for purposes of coordination, and ensures fulfillment of services and review of key performance indicators.
The Workplace Experience Manager shall be assigned specific buildings/areas across the site. Select Workplace Experience Managers serve as subject matter experts supporting site level needs for automation, manufacturing, electrical, mechanical, GxP compliance, mechanical integrity, or similar disciplines as needed.
ROLE RESPONSIBILITIES
- Submit / approve end user communications prior to posting, assess for conflict and schedule fit.
- Review, approve, manage and/or review and close work orders for assigned buildings / areas.
- Serve as a site subject matter expert (SME) for one or more disciplines, such as Automation, Building Management Systems, Electrical, Mechanical. Chilled Water, Manufacturing, or comparable facility related service.
- Perform periodic space walk-throughs, assessing conformance to functionality and safety requirements.
- Oversee small scale projects or renovations, as well as assist in implementation of large-scale modifications to existing assets.
- Qualify and work in applicable quality / asset / building management systems (GWS or other as needed)
- Act as Asset owner (FAR management) for all GWS assets in assigned areas.
- Maintain proficiency in all site buildings / areas, and act as back-up to other WEMs.
- Sponsor vendors where assigned.
- Maintain workplace standards across various space types (lab, Vivariam, office, etc.).
- Actively participate in capital planning & space management – maintain accurate space assignment database.
- Gain and maintain access to assigned areas (badge or system access) as required / assigned.
- Develops, obtains and organizes information required to complete a project. Coordinates the preparation of schematic design layouts, drawings, calculations, and makes material and equipment selections. Reviews project options and alternatives.
- Develops project description, budget and schedule. Prepares capital appropriations requests as necessary for submission for project approvals and to secure funding.
- Makes recommendations on contractors, equipment vendors, and construction manager (if required). Prepares scopes of work, contracts, and purchase requisitions for approval (including specifications, warranty requirements, maintenance manuals, spare parts, delivery requirements, vendor start-up and training where required).
- Conducts routine project meetings, prepares, and distributes meeting minutes. Schedules for construction and equipment deliveries. Conducts periodic coordination meeting with the contractor(s) and customers, and issues meeting minutes.
- Assures compliance with safety, environmental standards, and regulations pertaining to cleanliness, particulate matter, noise, and security. Regularly inspects the construction progress, and reviews with the designers any problems related to design and specifications.
- Assures adherence to the specifications and quality construction standards. Coordinates shop drawings. Maintains, tracks, and provides an accurate accounting of project budget, prepares and submits change requests, as necessary. Maintains job files. Executes projects through to completion and start-up and commissioning. Responsible for acceptance documentation and submission of CMMS (Computerized Maintenance Management System) documentation, and preparation and revision of site procedures.
- Contributes feedback to IFM metrics performance & assessments.
- Participates, and/or leads in quality management of regulated spaces /activities.
- Performs and/or leads incident investigations for areas of assigned responsibility.
- Manage to assigned budget targets and goals. Create bottoms up budget requirements for upcoming years.
BASIC QUALIFICATIONS
- Bachelor of Science Degree, or equivalent in Engineering disciplines with 5 years of applied engineering experience.
- Associates degree in technical field with 10+ years of experience in Facilities management or Construction project coordination.
- Ability to oversee multiple activities at one time.
- Ability to define problems, determines root cause analysis, draw valid conclusions and make appropriate recommendations.
- Practical experience and/or knowledge of general maintenance trades.
- Knowledge of instrumentation, mechanical and electrical systems and maintenance practices.
- Ability to communicate effectively with all levels from director to craftsmen.
- Ability to read drawings and create engineered reports and procedures.
- Technical writing ability.
PREFERRED QUALIFICATIONS
- Experience with GxP environments preferred
- Proven laboratory or vivarium customer relationship management skills including service delivery and proven problem-solving skills.
- Meticulous attention to detail - someone who is on top of the numbers and can clearly articulate project statuses.
- Positive relationship building, communication, and presentation skills.
- Ability to thrive and flourish in a very dynamic and collaborative environment.
PHYSICAL/MENTAL REQUIREMENTS
- Ability to perform complex problem solving and analysis of financial, risk, schedule/planning issues.
- Ability to work consistently with cross-functional teams internal and external of GWE.
- Ability to perform work in different office or work settings so long as work could be safely performed.
- Ability to interpret and develop project/portfolio data graphic representations through dashboards and other tools.
- Due to the nature of work assignments, incumbents must be able to perform detailed work on multiple, concurrent tasks, with frequent interruptions and under time constraints.

OTHER INFORMATION
- Respond as required to the site in support of business continuity, emergency events, and off-shift schedules
- Entry and work in laboratories, vivarium, mechanical/electrical rooms, central utility plants, maintenance shops, shipping and receiving and service corridors. While working in these areas, strict adherence to gowning procedures and personal protective equipment will be required as applicable.

The annual base salary for this position ranges from $93,500.00 to $155,900.00. In addition, this position is eligible for participation in Pfizer’s Global Performance Plan with a bonus target of 12.5% of the base salary and eligibility to participate in our share based long term incentive program.
